OBJECTIVES
- Analyze project plans, specifications, and other documentation to prepare detailed cost estimates for labor, materials, equipment, and subcontractors.
- Develop and maintain relationships with suppliers and subcontractors for competitive pricing.
- Knowledgeable in estimating, bidding and unit costs, ensuring accuracy of contract information. Represents Tandem at owner pre-bid and pre-proposal meetings.
- Oversee project execution from inception to completion, ensuring adherence to budget, schedule, and quality standards.
- Coordinate with architects, engineers, subcontractors, and suppliers to ensure project specifications are met.
- Manage project documentation, including contracts, change orders, and progress reports.
- Conduct regular site visits to monitor progress and quality.
- Expertly creates and evaluates detailed project schedules, including preconstruction activities, and performs constructability analysis on large projects.
- Successfully forecasts costs throughout the lifecycle of the project
- Monitors project safety with full ability to stop work if unsafe conditions exist and report concerns to the Project Superintendent and Safety department.
- Understands all trades, including MEP, and has expert knowledge in all aspects of commercial and industrial construction.
- Provides expertise and leadership in CM, design-build, and design-assist relationships.
- Understands and evaluates lead times to ensure everything is ordered timely and available when needed to support the project schedule.
- Identifies unique owner requirements and produces documents that support those requests.
- Leads and drives subcontractor compliance and recovery process. Understands all aspects of subcontract management including subcontract terms and conditions language, lien release process, insurance, and claims avoidance / resolution. Prepares for and successfully runs subcontract meetings.
- Hires, trains, mentors, coaches, and evaluates project team.
- Knowledgeable of company financials and understands financial statements.
- Develops project-specific punchlist approach and integrates owner, CM, and designers into the program.
- Supervises the closeout process to ensure successful completion.
- Oversees the project team as they manage costs on Self-Performed Work, providing guidance on mitigation measures as needed.
- Communicates with Accounting and Project Administration to produce pay apps, reports, and pricing for owner change requests and change orders timely and accurately.
- Works with business development staff in new project pursuit and procurement.
- Partners with the Safety Director and Quality Control Director to manage and ensure compliance with each program’s policies, protocols, and government regulations for all projects.
- Ensures a harassment-free workplace for all employees.
- Performs additional responsibilities as assigned.
