Job Summary
The Area Facilities Manager provides direction and support to the people and properties within an assigned portfolio. Leading through DTN’s Core Values, the Area Facilities Manager will ensure that each asset is maintained to DTN standards and is responsible for ensuring that the maintenance team members at each property within the assigned portfolio, have the support and training necessary to maintain the physical condition of each property. The Area Facilities Manager ensures that customer needs are met and that each property is meeting all local, state and federal requirements for licensing and safety.
The Area Facilities Manager directs, and coordinates the capital improvement projects, from conception to completion at all properties within the assigned portfolio. They ensure that construction requirements, budgets, quality expectations, production deadlines as well as investment goals and objectives are met.

The Area Facilities Manager directs, and coordinates the capital improvement projects, from conception to completion at all properties within the assigned portfolio. They ensure that construction requirements, budgets, quality expectations, production deadlines as well as investment goals and objectives are met.
As an Area Facilities Manager, your primary responsibilities include:
- Complete routine property inspections to ensure that all properties within the assigned area are maintained to the highest standards and meet all safety and licensing protocols
- Participate in the annual budgeting process for each site, providing recommendations for day to day and long term facility needs and asset preservation
- Provides innovative and cost effective solutions for maintenance needs, building repairs and property challenges as necessary
- In coordination with the site teams, interface with vendors to ensure the highest quality of work, adherence to schedule and compliance within the approved scope of work
- In coordination with the Asset Management team, create scope of work and bid packages for maintenance needs and capital projects
- Build strong relationships that are effective to see projects through to completion with internal team members and with trade vendors, municipalities, civic leaders, Insurance providers, and other authorities
- Provide regular reporting to executive team related to status of projects and their completion
- Establish, update, and communicate project schedules, manage their implementation, change orders and any related site issues
- Hire, direct and coordinate all third party consultants engaged on projects as necessary
- Direct and coordinate project due diligence and permitting process
- Act as project manager on assigned renovation and capital improvement projects
- Develop scopes of work, prepare budgets, and solicit bids and proposals from qualified contractors
- Manage all field construction activities following project approvals and coordinate with property management team to include phasing, staging and site logistics
- Request, review and analyze bids and award contracts
- Understand and administer DTN’s contract and subcontract agreements
- Direct all construction activities, review and approve payment applications
- Maintain budget and schedule compliance for all renovation and capital improvement projects
- Manage budget and financial reporting, interpret and analyze reports to insure adherence to project budget.
- Occasional overnight travel to properties within assigned portfolio
- Position requires walking and standing 80% of the time, ability to lift over 50 lbs. and ability to complete manual labor as may be required
- College degree or equivalent job experience with formal training in facilities management required
- Minimum 5 years of experience supervising facilities in a diverse portfolio, including residential homes, detached multi family structures, high rise multifamily structures and commercial properties
- Proficient in all of the building systems and chemicals used to maintain residential and commercial properties, along with landscaping
- Proficient at interpreting and applying local building codes and ordinances.
- Experience preparing bid packages, selecting contractors and managing large capital projects
- Experience managing multiple work teams over a large geographical area
- Experience working with a diverse group of professionals at all levels of an organization and/or municipalities
