Job Summary:
The Estimator and Subcontractor Coordinator is responsible for analyzing project requirements, preparing accurate cost estimates, and supporting project managers in the procurement process to ensure successful project bids and profitable execution.
This role ensures that projects are competitive and financially viable, and resources are optimally utilized, combining the analytical tasks of estimating with the responsibilities of developing and maintaining strong relationships with subcontractors.
RESPONSIBILITIES
Estimating:
- Analyze project plans, specifications, and requirements to develop comprehensive takeoffs and cost estimates.
- Attend site visits and pre-bid meetings
- Prepare detailed, accurate and competitive cost estimates for construction projects, including materials, labor, and equipment.
- Collaborate with project managers, architects, engineers, and contractors to identify project scope and refine and validate estimates.
Procurement:
- Identify and evaluate potential vendors and subcontractors, obtaining and analyzing quotes to ensure competitive pricing.
- Support procurement tactics that align with project budgets and timelines.
- Support PMs in the negotiation of contracts and agreements with vendors and contractors, ensuring favorable terms and conditions.
Vendors and subcontractors relationship management:
- Build and maintain a strong network of vendors and subcontractors to guarantee timely and competitive quotes.
- Obtain and maintain continual performance evaluations of subcontractors.
QUALIFICATIONS
Education:
- Bachelor’s degree in construction management, Engineering, Business Administration, or a related field, or equivalent experience in construction.
Experience:
- Minimum of 3 years of experience in commercial construction estimating, procurement, project control, or project management.
Required Skills:
- Strong understanding of construction management, project management and cost control principles.
- Ability to read and interpret contracts, construction plans, specifications, and blueprints and develop takeoffs.
- Ability to visit job sites as needed and perform tasks related to project analysis.
- Sourcing and quoting construction materials, labor, and equipment.
- Analytical and numerical talents.
- Attention to detail and accuracy.
- Negotiation and communication.
- Develop and nurture strong relationships.
- Organizational and time-management abilities.
- Hands-on, self-starter, with ability to work independently and as part of a team.
