The Assistant Community Manager is a key role responsible for supporting the Community Manager in the effective management of the property. This position requires a strong commitment to exceptional customer service, a keen eye for detail, and a proactive approach to problem-solving.
Key Responsibilities:
Administrative Support:
- Assist in employee training and onboarding.
- Maintain accurate and up-to-date resident records.
- Issue necessary notices (e.g., late payments, evictions, returned checks, legal notices).
- Post rents, deposits, and fees.
- Collect rent and manage resident accounts to minimize delinquency.
- Prepare and submit reports as required by the Community Manager.
Leasing and Marketing:
- Greet potential residents, provide property tours, and answer questions.
- Qualify leads and ensure compliance with fair housing laws.
- Collect required lease paperwork, fees, and deposits.
- Maintain a clean and presentable leasing office and model units.
- Stay informed about market trends and update market surveys.
- Create and distribute marketing materials, including flyers and social media content.
- Plan and execute resident retention events and activities.
Property Management:
- Conduct regular property inspections and report maintenance issues.
- Inspect vacant units and move-outs promptly.
- Monitor resident activity and enforce community rules.
- Build strong relationships with residents and address their concerns.
- Collaborate with the Community Manager and maintenance team to resolve issues.
- Assume the responsibilities of the Community Manager in their absence.
Qualifications:
- Proven experience in property management or related field.
- Strong organizational and time management skills.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work independently and as part of a team.
