Project Resident Maintenance Manager
Job Description
It is the Resident Maintenance Manager’s responsibility to ensure that the property will be in excellent condition, the work orders are completed in a satisfactory manner, maintain low vacancy and delinquency rates.
Considering the wide range of cultural backgrounds, it is very important that the Resident Manager be professional in dealing with the residents with fairness and professionalism. Consistency and strong skills in handling and resolving concerns should always be exercised. The Resident Manager has to be service oriented and strong in rule and policy implementation.
MANAGEMENT DUTIES
- Enforce the house rules.
- Maintain excellent unit turnaround rating and vacancy rate.
- Keep a good inventory of maintenance equipment/janitorial supplies and materials.
- Conduct annual unit inspections with the maintenance staff.
- Conduct regular inspections of major systems.
- Coordinate and Monitor vendor/contractor performance
- Monitor building condition.
- Do regular inspections of projects.
- Responsible for the security of maintenance equipment
- Monitor good work order files and vendor files.
- Monitor a good inventory of maintenance supplies.
- Inspect purchase orders that are approved and pending.
- Monitor vendor/contractor performance.
- Evaluate landscaping and maintenance of projects.
TENANT RELATIONS
- Be well-versed with Rental Agreement
- Knowledgeable of all Housing rules
- Help resolve tenant concerns that deal with tenancy and living quarters.
- Assist occupancy specialist with tenants that violate rental agreement.
- Monitor annual unit inspections.
SECURITY AND TENANT RELATIONS
- Making sure that the property is free of any health and safety hazards.
- Work with staff in handling and resolving resident complaints.
- Keep a log of all incidents or accidents that may occur on each project.
ADMINISTRATIVE DUTIES
- Prepare or supervise the preparation of monthly reports to HAPI who will then prepare and finalize all reports on fiscal services, occupancy, maintenance, delinquencies, unit turnovers, etc. and distribute.
- Ensures staff compliance with housing policies and procedures for occupancy,
- Conducting anuual recertification's
- Responsible for maintenance of property files and records.
- Handles any emergencies that may arise.
- Communicates all problems and makes recommendations to HAPI.
QUALIFICATIONS
Minimum three consecutive years’ experience as resident manager or experience in a related field.
- Ability to handle finances and work within a budget.
- Appearance compatible with image of property, positive attitude,, energetic, assertive, and capable role model.
- Demonstrated integrity on personal as well as professional level.
- Exceptional communication skills.
- Attentive to details.
- Ability to interact with a wide range of people.
