Summary:
Housing is an intricate part of homelessness in the Knox Area. The Director of Housing will play a vital role in providing pathways for individuals in the community who are seeking housing that can neither qualify for housing intervention nor afford current housing options. KARM anticipates that the Director will strategize across programs to build pathways toward sustainable and independent housing opportunities. A large portion of this role is to develop and launch a KARM housing initiative that offers homeownership under a community land trust model (CLT). The goal of the director is to research and develop a housing plan that will provide affordable and reproducible single-family homes for extremely low-income individuals in the community.
Duties:
· Develop relationships with staff, guests, and partners that promote and model a well-balanced Christian life.
· Responsible for the oversight, management, direction, and facilitation of housing services provided to guests at KARM and neighbors in the Knox area.
· Oversee staff in both the Housing and Aftercare programs.
· Responsible for determining staffing needs, recruitment, hiring, coaching, scheduling, directing, and disciplining staff.
· Analyze the local housing market to identify where a significant need for affordable housing within the community is needed.
· Create and define the CLT's purpose and goals, outlining the type of housing it aims to provide and the community it will serve.
· Research available land parcels within the targeted service area that are suitable for housing development.
· Create a plan for a legal and operational framework for CLT and KARM’s housing plan.
· Form an advisory board and engage a broad range of community stakeholders in decision-making processes.
· Partner with stakeholders to establish clear guidelines for board composition, decision-making processes, and operational procedures.
· Assemble a diverse group of community members, potential homeowners, local leaders, and housing experts to guide the CLT's development.
· Ensure all legal requirements are met regarding future LLC status, land ownership, and regulatory compliance.
· Identify a plan to design and implement pocket neighborhood concept for a phase 1 pilot of housing at KARM within the next four years.
· Recruit, hire, and train an expanded Housing Team for future growth.
· Supervise, coach, and mentor the Aftercare team.
· Network with businesses and community organizations interested in providing support for CLT and KARM housing plans.
· Perform other duties as assigned
Requirements:
· 3-5 years of experience in leadership, research, and development, affordable housing background preferred.
· Bachelor’s Degree or equivalent experience.
· Demonstrated ability to work cooperatively with peers and management toward the accomplishment of KARM’s Mission Statement and Core Values.
· Experience with and skilled in leading and coaching others; experience working with volunteers a plus.
· Ability to set and monitor goals for and with staff.
· Ability to communicate effectively with individuals dealing with various forms of trauma.
· Ability to effectively adapt to change.
· Good organizational and administrative skills.
Working Conditions:
· Potential high-risk environment at KARM maintained property.
· Working daily with individuals having medical, mental health, and/or addictive behaviors.
· Some local travel may be required for various purposes.
· Occasional required attendance at KARM special events, sometimes during weekend or evening hours.
