Position purpose
The role of the Project Manager is to plan, execute, and finalize projects according to
PWO specifications, strict timelines, compliance regulations, and budgets. This includes onsite supervision and coordination of the project, scheduling resources, materials management, internal and external communication, and coordinating team members and/or third-party contractors in order to deliver projects according to plan. The Project Manager is also responsible for ensuring the project is executed with professionalism and the utmost quality.
The Project Manager reports to the Director of New Construction.
Responsibilities/Duties/Functions/Tasks
Responsibilities
- Direct and manage projects from beginning to end.
- Translate the Purchase Work Order and contracted requirements into a clearly defined scope of work, milestones, and detailed tasks.
- Develop full-scale project plans and associated communications documents.
- Estimate the resources and participants needed to achieve project goals.
- Reconcile spending with project budget, and recommend subsequent budget/contractual changes where necessary.
- Initiate progress billings to customer(s) via LSS Accounting Team
- Clearly identify any exceptional conditions that must be accounted for during the project’s execution (ex/ access limitations to various areas, allowable work hours from the facility)
- Effectively communicate project expectations and updates to team members and stakeholders in a timely and clear fashion.
- Assess need for additional staff and/or consultants and make the appropriate resource requests if necessary during project cycle.
- Identify and manage project dependencies and critical path.
- Determine the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.
- Proactively manage scope creep, request for project changes, identify potential pain points, and devise contingency plans.
- Define project success criteria and disseminate to involved parties throughout project life cycle.
- Coach, mentor, motivate technicians and contractors, and influence them to take positive action and accountability for their assigned work.
- Establish and nurture any business relationships vital to the success of the project.
- Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements.
- Develop project plan formats by service line to foster consistent and optimized project execution and management.
- Proactively escalate areas of concern to Director of New Construction, Directors of Operations and/or Vice President of Operations
Position Requirements
- Minimum of 5 years of direct work experience in a project management capacity in construction, new construction, facility management or fire safety industries
- Strong familiarity with project management software or Excel as a project planning tool
- Experience leading safety training
- FM certification (desired)
- Flexibility in working environments
- Experience working both independently and in a team-oriented, collaborative environment is essential.
- Ability to easily adapt to shifting priorities, demands and timelines
- Reacts to project adjustments and alterations promptly and efficiently.
- Willingness to travel up to 80% of the time, at times in 10-14 day stents.
- Ability to effectively and respectfully communicate with people from all levels of an organization.
- Must be able to positively influence a project through persuasive, encouraging, and motivating actions.
- Ability to elicit cooperation from a wide variety of sources, including upper management, clients, and technicians.
