LV Property Management is growing and seeking to add a Property Manager in the greater Milwaukee area!

Summary: The Property Manager is responsible for the efficient management of residential properties including, but not limited to, staff management, resident relations, property and unit inspections, financial performance, and any other responsibilities that affect the overall property.

Responsibilities

  • Manage and supervise the administration, improvement, maintenance, and general operations of residential properties.
  • Design, schedule, and coordinate general upkeep, major repairs, remodeling, or construction projects of the property.
  • Collect fees, including those for rentals, deposits, insurance, taxes, and other operating expenses.
  • Determine whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment.
  • Maintain optimal occupancy by ensuring the property is leased to the fullest capacity and in accordance with budget guidelines and goals.
  • Act as the liaison between onsite managers, tenants, and owners.
  • Show properties, explain terms of occupancy, and provide information about the community to prospective tenants.
  • Devise and implement marketing plans.
  • Develop and present detailed budgets and financial reports on the property.
  • Maintain property records including sales, rental activity; maintenance and operating costs; special permits issued; and property availability.
  • Describe and impose guidelines, rules, and regulations to residents, visitors, and the community.
  • Direct and manage approved capital improvement projects, working closely with site planners, architects, contractors, etc. to achieve desired results.
  • Review and arrange work orders so they are completed timely, accurately, and abide by Fair Housing Guidelines.
  • Interview, train, motivate, and supervise all on-site staff in order to achieve operational goals
  • Ensure properties conform to state, county, and local health & safety regulations.
  • Purchase furnishings, materials, and equipment related to properties and approve all property related services and expenditures.
  • Understand financial goals and operate assets in owners’ best interests and in accordance with policies & procedures manual.
  • Review financial variance reports and ensure property is meeting financial goals set in the budget.
  • Handle resident concerns and requests with a positive customer service attitude to ensure resident satisfaction with management.
  • Communicate with residents regarding property events that may cause disruption in their normal day-to-day activities.
  • Ensure Purchase Orders and Invoices are ordered, reviewed, and paid in accordance with the property budget and company policies and procedures.
  • Confirm unit availability is accurate on Make Ready Board, Unit Availability Reports, and on advertising sites.
  • Generate necessary legal action documents (5-day notices, lease violation notices, etc.) and process these in accordance with state laws.

Requirements

  • 2 years’ experience in Residential Property Management.
  • Bachelor’s Degree preferred.
  • Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
  • Excellent interpersonal, sales, and customer service skills.
  • Excellent verbal and written communication skills.
  • Detail-oriented and organized with the ability to multi-task and problem solve.
  • Proficient in Microsoft Office Suite and Property Management software.

Physical Requirements

While performing the duties of this job, the employee is regularly required to stand, sit, walk, and climb stairs and use their hands. The employee must lift and/or carry up to 10 lbs. The specific vision abilities required by this job include close vision. Must be able to travel by auto and operate a motor vehicle.

Time spent outside: 25% - 50%

Salary : $60,000 - $70,000
