Job Summary
This small, family oriented property management company is seeking an energetic person to oversee the daily operations of residential and commercial properties. The ideal candidate will possess strong leadership skills, a customer-focused mindset, and the ability to work well on their own. This role requires effective communication, conflict management / resolution skills, and the capacity to understand the functions or operation of a basic rental unit or property. You will communicate and work directly with vendors to coordinate required repairs or rent readies. You will communicate with prospective applicants for showings and also current residents for daily situations. You will also communicate with our clients about their property needs. This position requires daily field work, showings of empty units and related office administrative duties. Car is provided to qualified associate for business use. Willing to teach the right candidate. Computer skills required. A good basic knowledge of Microsoft Office Suites and the ability to learn our management software are important.
Duties
- Manage aspects of property operations, ensuring compliance with local, state, and federal regulations.
- Oversee property maintenance activities, coordinating repairs and ensuring facilities are well-maintained.
- The showing empty units to prospective applicants through out Milwaukee and local suburbs, advertising of empty units,
- Communicating with clients and tenants, maintaining records and all of the aspects of property management / maintenance.
- Provide exceptional customer service to tenants, addressing inquiries and resolving issues promptly.
- Utilize property management software for data entry and record-keeping.
- Maintain accurate records of tenant leases, payments, and maintenance requests using a Computerized Maintenance Management System (CMMS).
- Conduct regular property inspections to assess condition and identify areas for improvement.
- Foster positive relationships with tenants to encourage lease renewals to minimize turnover.
Requirements
- Experience in property management or a related field is preferred but not completely necessary.
- A knowledge of property maintenance practices and facilities management would be helpful.
- Excellent customer service skills with the ability to handle conflicts effectively.
- Experienced in data entry and willingness to learn our property management software.
- Ability to foster and manage owner/client and vendor relationships effectively.
- Strong organizational skills with attention to detail. The ability to organize and prioritize.
- Ability to work independently as well as part of a small team.
