• Duties & Responsibilities:
• Manage Affordable Housing Complex
• Maintain 95% Occupancy Rule
• Completion of tenant applications of potential residents accurately.
• Completion of re-certifications of current residents according to RURAL DEVELOPMENT/TAX CREDIT requirements.
• Collect rent, security deposits and bank deposits.
• Follow through with resident delinquent rent.
• Maintain records within the property management.
• Initiate, review and approve purchases and payables within authorized spending limits.
• Oversee and control the prospective resident application approvals, move-ins and move-outs.
• Supervise Maintenance and approve contractor work prior to payment and inspections.
• Respond to resident complaints and provide assistance.
• Enforce policies and procedures within the Fair Housing guidelines.
• Ensure all units are inspected on a quarterly basis.
• Must thoroughly understand and abide by all Fair Housing laws and LIHTC/USDA Rural Development compliance guidelines.
• Respond or coordinate all after hour emergency calls as required.
• Requirements
• LIHTC and/or Affordable Housing experience 3 year (required)
• Property Management experience 3 years (required)
• Proficient in Windows and Property Management Software, Onesite (preferred)
• Self-starter with strong organizational skills (preferred)
