Key Responsibilities:
- Land Acquisition Strategy: Identify and assess land acquisition opportunities in the Raleigh metro market, leveraging an extensive network of real estate brokers, attorneys, engineers, and community contacts.
- Market Knowledge: Stay informed about market trends, property values, and regulatory changes, with a deep understanding of local zoning, permitting, and entitlement processes.
- Networking & Relationship Building: Cultivate and maintain strong relationships with key stakeholders including brokers, attorneys, engineers, community leaders, and government officials to facilitate land acquisition opportunities.
- Valuation & Analysis: Prepare detailed land valuation analysis, feasibility studies, and memoranda for review and executive approvals.
- Negotiation & Contract Management: Lead negotiations and prepare Letters of Intent (LOIs) and land acquisition contracts.
- Due Diligence & Entitlements: Manage the due diligence process, including scheduling and overseeing external consultants, reviewing property documents, and assisting with zoning and entitlement approvals.
- Land Banking & Reporting: Oversee internal Land Banking projects, coordinating closings, draws, and monthly reporting while monitoring project progress to ensure timely execution.
- Education: Bachelor's degree in Business, Real Estate, Finance, Landscape Architecture, Engineering, or a related field.
- Experience: Minimum of 3 years of experience in land acquisition, with a strong focus on the Charlotte market.
- Network: A well-established network of contacts in the Charlotte real estate and development community.
- Skills:
- Strong negotiation skills and attention to detail.
- Excellent oral and written communication skills.
- Ability to analyze and interpret land valuation data.
- Knowledge of local zoning, permitting, and entitlement processes.
- Experience managing multiple projects and priorities effectively.
