Job Description:
We are seeking an experienced Commercial Property Manager to oversee a diverse portfolio of mixed commercial real estate in the Baltimore market. This portfolio encompasses approximately 1 million square feet of industrial, flex, office, and retail space across 38 buildings, serving over 100 tenants. The ideal candidate must have a strong background in commercial property management, including expertise in leasing, financial oversight, tenant relations, and strategic asset management, as well as a thorough understanding of building operations and policies. This role offers the opportunity to make a significant impact on the performance of a prominent mixed-use commercial real estate portfolio while working closely with company principals in a collaborative and entrepreneurial environment.
Essential Functions Responsibilities
The Regional Property Manager role involves visiting various properties throughout the Baltimore region to engage directly with tenants, show available spaces for lease, oversee projects with contractors, and address property-specific needs. Additionally, the Regional Property Manager will coordinate regularly with the corporate office in Rockville, Maryland, to align on strategic goals, share updates, and collaborate on operational decisions. This position offers a mix of responsibilities that require on-site presence and communication across multiple teams and locations, ensuring seamless property management and tenant satisfaction.
Property and Asset Management
- Oversee daily operations of commercial properties, ensuring facilities are well-maintained and operating efficiently.
- Conduct regular property inspections to identify maintenance needs and improvements.
- Coordinate with vendors and contractors for repairs, maintenance, and services.
- Manage capital improvement projects, including planning, bidding, budgeting, and execution.
Leasing and Tenant Relations
- Serve as the primary point of contact for tenants, addressing concerns and resolving issues promptly
- Manage lease agreements, including renewals, modifications, and enforcement of terms.
- Build and maintain positive relationships to ensure tenant satisfaction and retention.
- Identify opportunities to maximize revenue through leasing and tenant mix strategies.
- Develop marketing and leasing materials for vacant spaces to attract suitable tenants.
- Manage the leasing process in collaboration with brokers and corporate office
Financial Oversight and Reporting
- Review delinquency reports and prepare vacancy reports.
- Monitor rent collections and operating expenses
- Coordinate tenant default proceedings.
Compliance and Risk Management
- Identify and mitigate operational risks through proactive management practices.

Qualifications and Experience
- 5 years of experience in commercial real estate property management, including industrial, retail, office, mixed-use properties, or a combination thereof, or related experience.

- Previous experience in analyzing and negotiating commercial leases
- Strong knowledge of building operations
- Must possess exceptional organizational and time management skills with strong attention to detail.
- Ability to effectively manage vendors
- Excellent verbal and written communication skills
- Ability to positively interact with tenants and prospects in a professional manner
- Computer Proficiency and knowledge of Microsoft Office Excel, Word, and email communications
- Must be able to draft clear and comprehensive reports on activities and special projects.
- Must have budgeting and cost management abilities
- Ability to manage complex lease portfolios with minimal supervision.
Education
Bachelor’s degree required.
Licenses/Certifications:
- A valid driver’s license with a clean record for at least the past 3 years (Required)
- CPM (Certified Property Manager)
Work Environment / Schedule
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
