Job Summary
As the Purchasing Manager for New Leaf Builders, you will be responsible for soliciting, contracting and managing trade partners, as well as assisting the Director of Purchasing in driving results for the Purchasing & Estimating team. The right candidate will primarily oversee the recruiting and bidding of appropriate trade partners to support our community and scattered build based residential projects as well as cost out, prepare and buy out budgets for our mixed product and fee-based ventures. They will conduct bidding, negotiation, and administration of trade partners and supplier agreements to achieve the best value and quality for New Leaf, as well as help drive performance metrics for the P&E team in Charleston.

Essential Duties and Responsibilities:
- Solicit, and qualify competitive material suppliers, major mechanical and other trade partners to ensure New Leaf Builders has the appropriate trade base for the market.
- Offer suggestion and spearhead implementation techniques to eliminate opportunities for errors and to minimize waste.
- Connect with new and existing trade partners as needed to continuously improve the quality of our trade partner and supplier roster for existing and new projects; providing feedback regarding price, reliability, capability, and previous transaction history.
- Conduct bidding and prepare preliminary budgets for projects as required.
- Oversee and manage the bid process of trades and vendors. Ensure pricing received is compliant with the most recent trade-specific scopes and specifications and required takeoff formats.
- Review, audit and report all plan budgets monthly, ensuring accurate take-offs and lump-sum contract amounts.
- Assist in overseeing the Purchasing and Estimating Department’s start process to ensure accuracy of budget and information provided to trade partners and to field personnel.
- Assist as needed with maintaining all material takeoffs and contract pricing as related to plan or budget changes/errors. Work with Construction team to resolve takeoff/budget errors and direct or if necessary, make necessary system updates.
- Identify opportunities for improvement and help drive efficiencies in system formatting, standard specifications, and department performance.
- Track and analyze variances for trends and assist in making appropriate corrections/recommendations to protect margins.
- Review home budgets prior to release to ensure acceptable house and option margins.
- Establish and maintain communication with Field Personnel and as needed, review material usage as related to takeoffs.
- Assist in reporting for local, regional and national rebate programs
Required Experience/Abilities:
- Bachelor’s Degree in a relevant field of study is preferred but not required.
- 4 years of purchasing and estimating experience in the residential homebuilding industry, preferably with a large national regional homebuilder.
- Proven experience as a Senior Purchasing Agent or Manager
- Exposure to multifamily or commercial construction is a plus
- Previous working knowledge and experience with IHMS, NewStar, Buildpro, JD Edwards, Buildertrend or another Homebuilding software program is required.
- Proficient in Excel and other Microsoft Office applications
- Attend seminars and training sessions for continuing education.
- Have a valid driver’s license.
- Have access to dependable transportation and can commute daily to our Johns Island Office.
- Ability to successfully complete MarkSystems training within 60 of hire.
- Be available for Company and Department meetings and outings.
Supervisory Responsibilities:
- This position will initially be an individual contributor position and will not have any direct reports.
Physical Demands
- Ability to work in an in-person, office setting.
- Prolonged periods of sitting at a desk and working on a computer.
Travel
- Must be willing to commute daily to our Johns Island office, Department meetings and/or Company outings.
