Accountability for:
- The Environment Services Director makes daily management rounds to evaluate the Center for a safe, functional and comfortable environment. Rounds include: hallways, and common areas (dining room, activity spaces, therapy work areas, guest rooms and bathrooms, shower room's utility rooms and medication rooms (with a Licensed nurse in attendance)). Other areas to be observed on rounds are: Offices, kitchen, laundry and boiler room.
- Facility grounds, outside entrances, exits, parking lots, ramps, patios, dumpster sites and any outside structures.
- Particular attention is to be paid to system checks; i.e. call light and emergency power systems to check that they are intact.
- The Environmental Services Director will also initiate preventive maintenance and pest control programs.
SUPERVISORY RESPONSIBILITIES:
- The Director of Environmental Services will have supervisory responsibility over all of the Maintenance, Housekeeping, Laundry personnel

REQUIREMENTS:
- Recognize that the resident/family is the #1 concern and take utmost care to provide service and resolve any concerns they may have in a timely manner.

· 5 years of Environmental Service Experience in the LTC setting is desired.
· Must be caring, concerned and compassionate for the geriatric and subacute residents and their families.
· Have the ability to communicate and work effectively with people in a fast pace clinical environment.
· Must be punctual and reliable
· Must have excellent oral telephone and interpersonal skills
· Must be detail oriented with good organizational skills
· Must possess computer skills to include Microsoft Word/Excel or equivalent
· Will Demonstrate initiative and utilizes time efficiently
· Must have completed a training course approved by the state or is licensed or registered as an Activities Professional.
· Will have a minimum of 3 years previous experience as an Environmental Services Director.
· Will report to work daily in appropriate business professional attire.

ESSENTIAL FUNCTIONS
ENVIRONMENTAL SERVICES DEPARTMENT:
- Ensures the emergency generator is operational within ten (10) seconds of interrupted electrical power.
- Accountable for emergency receptacles being marked, wired properly and of hospital grade makes available fire extinguishers that are of the appropriate size and type and in operating condition.
- Will support a safe environment, exits will be posted and illuminated.
- Maintains the functions of the boiler room. This includes: Boiler temperature, pressure gauge and safety controls. The hot water is kept at a temperature of 105 degrees to 115 degrees F for guest use. Kitchen/laundry water temperatures is kept up to 180 degrees F. Air handling equipment, central HVAC ducts, filters and grills is be kept clean. The condenser, evaporator, fan and belts are maintained clean and operational. The facility temperature remains between 71 degrees F to 81 degrees F.
- Ensure that air conditioning filters are changed on schedule but at least monthly.
- Working with the dietary department, keeps equipment such as grinders, slicers, blenders and steam tables operational and the ventilation system working efficiently.
- Working with the laundry department to maintain washers and dryers in operational condition, ensuring that the area is free of hazards and sprinkler heads are dust, paint and hazard free.
- Working with the nursing department, ensures that locks on medication carts and medication room doors are operational. Keeps drains and hoppers open in the utility rooms, ensures that soap and paper towel dispensers work.
- Make management rounds of grounds observing that the sidewalks and parking lots are free of major cracks and that there are no raised areas and that the lots are well lighted at night. Entrance door hardware, exterior locks and thresholds are kept in good repair. Wanderguard/secure care unit alarms are kept operational. Grounds and dumpster areas will be kept clean; dumpster lids will be closed and with screens (fence or gate).
- Maintains an effective pest control program to ensure that the center is free of pests and rodents.
- Working with the therapy department, maintains safe, operational equipment and ensure that the curtains or screens for privacy are in place and functioning..
- Each resident room is maintained for comfort and privacy of the resident with approximately eighty (80) square feet per guest, keeping equipment in the room in operational condition, and ensuring that Privacy curtains allow full privacy and are at the appropriate height and distance from the floor. Resident equipment may include: residents' walkers, hoyer lifts, wheelchair brakes and foot pedals. The Environmental Services Director ensures that,: Oxygen tanks are secured, furniture is functional and safe, and a bedside lamp is available.
- Provides genuine care and comfort by ensuring that the beds are of proper size and height for the resident and that the mattress is clean, free of tears and cracks and that side-rails and cranks are operational.
- Ensures that resident bathrooms have grab-bars that are secure, adequate ventilation, call system operational and are well lighted with no glare.
- Accountable for maintenance of common bath/shower room, maintaining water temperature between 105-115 degrees F, shower curtains or screens for each individual bathing area, drains/showers operational, floor and wall tile is secure with intact grout and soap dispensers are functional.
- Maintains the activity room and ensures that the space is well ventilated with no drafts or foul odors, furniture is moveable and there is enough to accommodate the type of activity, with the room being well-lighted with no glare. Temperature is maintained between 71 and 81 degrees F and sound levels comfortable.
- To preserve dignity and shows respect, that the residents' closet space is equipped with clothes racks and shelves that are accessible to the resident and intact. Drawers slide in and out freely and handles are intact. Hampers stored in closets are covered and ULA approved (fire-resistant) either facility or family provided.
- Promotes self-worth and dignity by ensuring a functioning resident call system from the residents' room and toilet and bathing areas to the nursing station. Ensures that all portions of the call system are functioning (e.g., system is not turned off at the nurses' station, the volume is not too low to be heard, the light above the room is working as well as the panel light).
· Participates in the implementation of the facility philosophy and standards of care.
· Plans, organizes and directs the functions of the Environmental Services Department so that it is in compliance with state and federal regulations. (OBRA, Title 22, CAL-OSHA, and OSPOD)
· Provides inservice training as requested for facility personnel.
· Coordinates and implements the Quality Assurance Plan as it pertains to the Environmental Services Department.
· Supervises and trains additional Environmental Services Staff.
· Participates in Quality Assurance, UR and Department head meetings.
· Performs other duties as assigned by the Executive Director.
COMMUNICATION:
· Communicates resident needs/concerns to appropriate personnel and refers to other departments when indicated during the course of the admission process.
· Notifies changes of condition to Nursing in a timely and appropriate manner.
· Demonstrates a good working relationship with interdepartmental personnel and encourages teamwork to provide quality resident care..
· Must have patience, tact, cheerful disposition and enthusiasm as well as be willing to handle residents based on whatever maturity level they are currently functioning.

· Ensures a safe environment for resident’s, staff and visitors
· Actively participates in the marketing and community relations of the facility.
· Participates in the cost analysis of contract agreements

- Works in office areas as well as throughout the facility and its’ premises.
- Sits, Stands, Bends and lifts and moves intermittently during working hours.

- Is involved with Residents, Family Members, Personnel, Visitors, Government Agencies/Personnel, etc., under all conditions/circumstances.
- May be subject to hostile and emotionally upset Residents, Family members, personnel, visitors, etc.
- Works beyond normal working hours and on weekends and holidays when necessary.
- Is involved in community/civic health matters/projects.
- Attends and participates in continuing education programs.
- May be subject to falls, burns from equipment, odors, etc. throughout the work day.
- May be exposed to infectious waste, diseases, conditions, etc., including exposure to the AIDS and HEP B viruses..
- Must possess sight/hearing senses or use prosthetics that will enable theses senses to function adequately so that the requirements of the position can be fully met.
- Must be in good health and demonstrate emotional stability.
- Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.
- Must be able to assist in the evacuation of Residents.
