Overview
Otterbein has an employment opportunity for a Maintenance Director. The primary purpose of this position is to serve as a senior level maintenance department technician. The Maintenance Director's responsibility is to assure that equipment is kept in good repair, and that the grounds and inside environment(s) are well maintained in accordance with community policies and procedures and current federal, state, and local regulations.

8 hour day shift
Monday - Friday
On call
Responsibilities
Ensures regulatory compliance with forms, reports, policies.
Conduct required fire, tornado and other drills and documentation
Work with fire safety vendor to ensure required testing is completed. Coordinates fire watches as needed.
Inspect, maintain, and test fire alarm and emergency systems in accordance with policies and procedures
Ensure that the preventative-maintenance program is followed in order to ensure proper operation of equipment and compliance with life safety rules and regulations.
Ensure that the heating, ventilation, air conditioning and emergency power systems are in proper working order and in accordance with existing requirements.
Troubleshoots equipment problems in an effort to diagnose and repair equipment.
Uses specific test equipment properly in order to troubleshoot, diagnose and repair failures.
Monitor maintenance supplies and equipment. Identify needs for equipment replacement and make recommendations to Community Builder / Executive Director for the same.
Completes assigned projects in a timely and professional manner.
Organize, plan and prioritizes work orders and preventive maintenance sheets on a daily on-going basis.
Work with outside vendors as need to ensure outsource work is completed timely and within budget.
Make regular safety rounds to identify and correct any observed safety issues.
Fulfills on-call responsibilities for the entire campus as assigned.
Maintains an appropriate level of technical knowledge and troubleshooting abilities to adequately perform daily duties.
Qualifications
Education : Associates Degree in maintenance related field – electrical, mechanical, HVAC or related experience.
Licensure / Certification : Valid Ohio Driver's License and be insurable
Experience : Minimum of three years' experience in a maintenance department. Prior maintenance experience in a health related facility preferred.
Skills : Must be detailed oriented and have excellent literacy and writing, documentation, communications and interpersonal abilities. Must be able to use tools and equipment required. Must be able to read and understand blueprints.
