DIRECTOR OF CONSTRUCTION POSITION
Palmer Square is currently seeking candidates for a Director of Construction position.
This is a key support role for all of Palmer Square’s real estate development projects and offers a unique opportunity to work on sports-anchored development projects within a rapidly growing vertical at the Firm. Successful candidates in this position will contribute to multiple functions across the Palmer Square platform and be involved in all aspects of scaling the Real Estate group.
Under the guidance of the Managing Director, the Director of Construction, within assigned properties/projects, will provide support to the Real Estate Group’s expansion, renovation, and construction of existing and new development projects. The Director of Construction will facilitate the pre-construction process and be responsible for the management of all on-site construction activities.
CORE RESPONSIBILITIES
· Lead the design and construction project team(s) on major development projects within assigned properties.
· Work in collaboration with development team member(s) to draft and negotiate core construction contracts.
· Prepare and submit contract and change order requests and approve pay applications submitted by outside vendors.
· Manage project schedules and monitor construction activities for all assigned projects under his/her control.
· Evaluate and monitor performance of contractors and consultants.
· Submit monthly project status reports and budget forecasts, and aid development team in preparation of any required business planning or investor reports.
· Provide construction expertise for leasing efforts, as needed, to present and review drafted lease agreements and construction plans. Upon execution of leases at assigned projects/properties, manage tenant coordination process through tenant opening.
· Assist the development team members for researching market conditions/costs, developing internal milestone schedules, and construction administration tasks.
· Assist the development team members on new acquisition pursuits.
· Other tasks or duties as assigned.
EDUCATION AND EXPERIENCE:
· Bachelor’s degree in construction management, architecture, or engineering.
· Background in general commercial construction (multifamily, office, and retail preferred).
· Background in construction/conceptual estimating.
· Background in managing construction projects within an operating business environment.
· Minimum 5 years’ experience in the management of commercial construction projects.
· 2 years of demonstrated supervisory responsibilities over budgets and schedules.
REQUIRED TECHNICAL SKILLS/ABILITIES:
· Works well independently and with minimal guidance
· Proficient in Microsoft Office Suite
· Adaptable to changing needs in a fast-paced, entrepreneurial environment
· High attention to detail and the ability to effectively problem solve
· Understanding of building materials and budgets.
· Excellent project management and organizational skills.
· Understanding of architectural design and documentation process
· Familiarity with contracting with and management of outside contractors.
· Construction Management skills to determine good design practices, means & methods, and critical path.
· Ability to determine and recognize construction quality and determine problems
PHYSICAL REQUIREMENTS:
· Prolonged periods sitting at a desk and working on a computer
· Required frequent travel to, and be present at, construction work sites throughout the Kansas City metro area.
