PROPERTY ACCOUNTANT:
Financial Responsibilities
Accounting:
- Maintains property books for buildings in the Portfolio
- Reviews receivables & payables posted by AR/AP Specialists
- Confirm amounts posted matches invoices/leases
- Coded to correct GL account
- Work with property managers to perform monthly reconciliation of all leasing activity
- Handles monthly calculation, posting, and payment of all management fees
Banking:
- Ensure all deposits accurately reported on books
- Perform monthly bank reconciliations for active properties
- Prepare and record all check deposits received
Reporting:
- Assist with setup for new acquisitions in accounting software
- Assist in development and preparation of annual property budgets
- Assists in preparation of quarterly investor reports and Statement of Operations
- Assist in preparation of variance analysis for all quarterly investor reports
- Assist Controller in preparing required periodic reporting for auditors, lenders, and other stakeholders
Construction:
- Maintain leasehold improvement schedule for each building
- Works directly with controller on construction draw process, including gathering and reviewing invoices, preparing sworn owner statements, and coordinating payments and waivers between vendors and title company
- Record each construction draw on books / Reconcile balances at month-end
