Regional Manager Job Summary:
The Regional Manager will oversee the operations of assigned residential apartment communities, focusing on maximizing income, minimizing expenses, and delivering exceptional leasing and living experiences for residents. This role involves managing Community Managers and their teams while aligning with the owner's objectives as outlined in the operating budget and communicated by the Director of Operations.
Essential Duties:
The following essential duties are part of this role. Additional tasks may be assigned as needed.
- Analyze market data to identify trends that may impact portfolio performance.
- Collaborate with Community Managers to develop and implement strategic market plans aimed at enhancing occupancy and revenue growth.
- Oversee occupancy management and leasing activities.
- Ensure adherence to revenue growth targets, delinquency management, policy compliance, and overall financial performance of properties to meet investor expectations.
- Conduct regular property inspections to maintain Rutherford's standards for appearance, curb appeal, and physical condition.
- Create and maintain a 10-year Major Capital Expenditure plan for each property, including property inspections, ROI analysis on rehab projects, budgeting, contract execution, compliance documentation, and project management.
- Monitor site administration functions to ensure timely and accurate reporting.
- Perform routine safety inspections to adhere to safety standards and mitigate liability risks.
- Maintain a comprehensive assessment of the physical plant and operations to minimize exposure for investors and the company.
- Lead Community Managers by overseeing recruitment, training, and performance management in line with Company policies and values.
- Ensure adequate staffing levels at each community.
- Foster professional relationships with residents to ensure exceptional service delivery.
- Promote client satisfaction and retention through timely reporting and ongoing communication regarding property performance.
- Address client and owner inquiries, concerns, and requests promptly.
- Prepare necessary reports for timely communication with investors, covering budgets, occupancy status, leasing activity, delinquency updates, marketing strategies, and lease expirations.
- Commit to continuous quality improvement.
- Stay updated with evolving technologies, including software and industry-specific programs.
- Uphold and promote all company policies and procedures.
Supervisory Responsibilities:
The Regional Manager will supervise the Property Operations Department, which includes at least two subordinate supervisors, depending on the property location.
Qualifications:

Education and Experience:
- Bachelor's degree (B.A.) from a four-year college or university; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
- Knowledge of eviction law, Fair Housing mandates, and other legal issues related to property management.
Language Skills:
- Ability to read, analyze, and interpret technical journals, financial reports, and legal documents.
- Competency in responding to inquiries or complaints from customers and regulatory agencies.
- Ability to write articles and speeches conforming to prescribed style and format.
- Proficient in presenting information to top management, public groups, and boards of directors.
Mathematical Skills:
- Proficiency in mathematical concepts such as probability, statistics, geometry, and trigonometry.
- Ability to apply fractions, percentages, ratios, and proportions to real-world scenarios.
- Strong problem-solving skills, including data collection, fact establishment, and conclusion drawing.
- Ability to interpret a variety of technical instructions and deal with multiple variables.
Certificates, Licenses, Registrations:
Preferred: ARM, CPM, or CAM designation.
