Director of Maintenance Job Summary : The primary purpose of this position is to maintain the orderly functioning of all equipment in the facility including the kitchen, laundry, heating, air conditioning, and elevators as well as purchasing necessary supplies for repairs, maintenance, and emergencies within budgetary guidelines.
QUALIFICATIONS :
A high school diploma is preferred.
Basic knowledge of plumbing, electricity, and heating and air-conditioning. Licensure or certification in any of these areas is preferred.
JOB REQUIREMENTS
Must be physically and mentally capable of performing routine job duties.
Must have good problem solving and trouble-shooting abilities.
Be personable with residents, families, and staff in a professional and cooperative manner.
Must have compassion, tolerance, and understanding for the elderly.
Knowledge of JCAHO, NFPA , OSHA, regulations relevant to building design, maintenance, and proper functioning of all equipment.
Must be able to lift, push, pull, move equipment, supplies, linens, etc in excess of fifty (50) pounds as required.
MAIN DUTIES :
Support the facility's philosophy of care and strive to achieve its goals and objectives.
Be on call seven (7) days a week, 24 hours a day to troubleshoot in any and all kinds of emergencies or urgent repairs.
Maintain and document schedule of hot water checks in residents' rooms, baths, showers, and all general hot water sources in the facility.
Assure the proper maintenance and running condition of all electricity and plumbing in the entire facility including (but not limited to) :
a) the kitchen area
b) the laundry room
c) the residents' rooms
d) the nurses' stations
e) all common areas including bathrooms, showers, etc.
Assure the proper maintenance and running condition of all equipment in the building including (but not limited to) :
a) all kitchen appliances and machinery
b) all laundry appliances and machinery
c) all nurses' call station systems
d) air handlers
e) forced air units
f) boilers and heating units in the boiler room
g) sump pumps
h) emergency generator check bi-weekly at load and monitor automatic weekly self-check
i) fire alarm system
j) elevators
Check and replace air filters in all units in the building and on the roof.
Connect any equipment up request.
Schedule with contracted companies and observe periodic inspections on :
a) fire alarm system (annually)
b) sprinkler system (quarterly)
c) fire extinguishers (annually)
d) ANSUL system (bi-annually)
e) generator (bi-annually)
Perform all repairs that do not fall under the purview of housekeeping.
Check periodically and document the temperature in residents' rooms.
Maintain up-to-date knowledge of any changes in JCAHO, Federal, and State regulations, modify department policies to assure compliance, and in-service all effected personnel accordingly.
Prepare a plan of correction as required by State and Federal surveys and submit them to the Administrator for approval.
Implement any plan of correction as required by State and Federal surveys in the building maintenance department.
Furnish information regarding residents only to authorized agencies or people.
Maintain all housekeeping and laundry equipment in operating condition.
Supervise all construction, renovation, and remodeling in the building.
Supervise repairs and routine maintenance of the building and all the departmental equipment.
Follow established fire, disaster, safety, infection control, and evacuation policies and procedures.
Perform other related duties as directed by the Administrator.
