Primary Purpose

 

Direct and manage the district’s Custodial, Life Safety Systems and Grounds departments in maintaining the physical school facilities in a condition of operating excellence, cleanliness, and safety, so that full educational use of the building can be obtained. Actively engage in actions that contribute to the overall mission and strategic plan of Clear Creek ISD. Provide students with a physical learning environment that is safe, clean, attractive, and functional.

Qualifications

Education/Certification/Licensure

Bachelor’s degree from an accredited college or university or extended supervisory experience

preferred

Special Knowledge/Skills

Effective communication and interpersonal skills

Knowledge of basic principles of custodial services, custodial equipment and custodial best practices

Knowledge of basic grounds maintenance practices including landscaping contractor coordination

Knowledge of Life Safety Systems used in school setting including, fire alarm systems, public address systems and all regulatory requirements

Ability to supervise maintenance and contract services

Ability to read and interpret blueprints and schematics

Ability to implement policy and procedures Ability to coordinate district function

Working knowledge of applicable software applications Bilingual skills preferred

Experience

Minimum of 5 years supervisor experience in maintenance operations

Five years’ experience in maintaining a building or multiple buildings

Major Responsibilities and Duties

  1. Manage custodial staff and equipment to provide a clean and safe environment
  2. Oversee and manage work orders for repair and maintenance of Life Safety Systems within all district buildings.
  3. Oversee, schedule, and document scheduled maintenance of district landscaping contractors and athletic grounds maintenance staff.
  4. Maintain a database and manage repairs, scheduled maintenance, and regulatory inspection of fire alarm systems.
  5. Assist with the development and maintain written departmental procedures for maintenance, repair, operations, and security of all district buildings and equipment.
  6. Oversee and manage emergency response, cleanup, and repair of district facilities.
  7. Prepare plans and specifications for contracted repair work and site improvement for submission to purchasing department for bids.
  8. Implements the Long-Range Facility Master Plan with the Director of Maintenance &
  9. Develop yearly work schedules for the Long-Range Facility Master
  10. Implement federal and state law State Board of Education rules, and local board policy in maintenance area.
  11. Compile, maintain, and file all physical and computerized reports, records, and other documents required in maintenance area.
  12. Ensure that programs are managed in a cost-effective manner and that funds are managed
  13. Assist with budgets and cost estimates based on documented program
  14. Assist with direct inventory and stock program for equipment and
  15. Initiates purchase orders and bids in accordance with budgetary limitations and district
  16. Replace and maintain a current inventory of supplies and parts to avoid delay when
  17. Maintain accurate maintenance vehicle inventory and replacement
  18. Approve and forward maintenance department invoices and purchase orders to accounting department as required.
  19. Recommend disposal of obsolete equipment and purchase replacement equipment when
  20. Assign work to maintenance personnel and oversee
  21. Prepare, review and revise job descriptions in maintenance
  22. Work with Director to evaluate job performance of employees to ensure
  23. Work with Director to recruit, train, and supervise maintenance personnel and make sound recommendations about personnel placement, transfer, retention, and dismissal.
  24. Maintain safety standard in compliance with federal, state, and insurance regulations and develop a program of preventive safety.
  25. Ensure that equipment is maintained in operating and optimum
  26. Participate in department after hours emergency response rotation.
  27. Participate in district Reunification Protocol as directed by the district’s Incident Commander or designee.

  38. Maintain friendly customer-service-driven interactions with all stakeholders, students, teachers, administrators, and co-workers.
  39. Work cooperatively with co-workers and supervisors to ensure that the goals of the school/department are met.
  40. Maintain a positive and professional tone in all communication (i.e. email, written, and verbal).

Physical Demands/Environmental Factors

Frequent district-wide travel; occasional prolonged and irregular hours; heavy lifting, prolonged standing, sitting, and walking. Inside and outside exposure to weather, dust, toxic chemicals and materials.
