Position Summary:
The Maintenance Technician is responsible for performing ongoing preventative and emergency maintenance tasks for The Arc’s outlying sites as assigned by the Facilities Manager.
Essential Duties and Responsibilities:
- Maintain the interior and exterior of all buildings and grounds as directed by Operations leadership and/or the Facilities Manager
- Assist with improving the condition of all interior and exterior of the buildings and grounds.
- Do inspection for preventative maintenance of all properties, as described in the Preventative Maintenance Check List(s).
- Inspect interior and exterior walls and wash and/or paint as necessary.
- Inspect all windows and exterior doors and make necessary repairs.
- Inspect and repair all interior and exterior light fixtures as necessary.
- Inspect and repair all mechanical equipment and appliances
- Follow manufacturer’s operating and maintenance procedures on all equipment.
- Inform the Lead and/or Manager if any facility or equipment requires immediate professional assistance in order to repair.
- Identify and repair as directed any and all structural or superficial damage facilities
- Keep all properties neat and free of debris or hazards.
- Work with other Operation’s Department directors as requested to assist where required: transportation & fleet; logistics; technological repairs or outside contractor liaising; micro-enterprising divisions.
- Move, repair, install, assemble furniture and office equipment as directed.
- Assist in Special Event set-up and tear-down as directed.
- Maintain the ability to meet the physical requirements of this position as related to duties at all times.
- Manage all lawn and landscaping whenever an outside contractor is not scheduled to do so.
- Communicate with Lead and Manager on the status of every WORK ORDER that has been assigned. Take pictures as directed of pre- and post- work on any large repair. Understand and review WORK ORDER reports and work with Lead and Manager on the quality of the data in the WORK ORDER system.
- Other duties as assigned by Leadership.
Knowledge, Skills and Abilities:
- Excellent verbal and written communication skills.
- Ability to use a variety of hand tools.
- Ability to operate maintenance equipment such as lawn mowers, trimmers and carpet cleaners.
- Ability to maintain effective working relationships staff members.
- Ability to meet drug free workplace and other required background checks.
- Ability to adapt to the needs of the organization and team members.
- Maintain professional and courteous demeanor.
- Establish and maintain effective working relationships with team members, agencies, vendors, donors and funders.
Education and Experience Requirements:
- High school diploma/GED or equivalent combination of education required.
- At least 3 years of experience of any combination in the areas of plumbing, carpentry, painting, home remodeling, home repairs, or electrical repair required.
- Must possess and maintain a current Florida’s Driver’s License and state minimum requirements for auto insurance.
Physical Requirements/Working Conditions:
- Regularly sit, stand reach with hands and arms, and talk and hear.
- Ability to bend, carry, climb, grasp, kneel, lift, pull, push, reach, squat, twist, and walk as related to duties of this position.
- crouch, and lift and/or carry office equipment, and boxes up to 50 pounds.
- Occasional driving to project sites, which may include walking, climbing and/or bending to perform inspections and observations.
- Primary working conditions are typical for an indoor/office environment requiring sitting for an extended period of time; frequent use of computers and standard office equipment.
