What are the responsibilities and job description for the Chief Engineer position at The Druker Company, Ltd.?
RESPONSIBILITIES:
▪ Develop and maintain effective building-specific maintenance, safety and standard operating procedures for the engineering team
▪ Work with construction team on training for new building systems to ensure proper installation
▪ Oversees all building operations including fire/life safety, plumbing, HVAC and electrical
▪ Respond to emergency situations and customer service concerns quickly (fire, evacuation, equipment failure, etc.)
▪ Work with property management team on annual budget, reforecasting, tracking and capital reporting
▪ Establish and maintain prompt and courteous response to tenant service requests
▪ Coordinate maintenance efforts with outside contractors
▪ Oversee work order system ensuring tenant requests are responded to in a timely manner
▪ Maintain on-going communication with property management team
▪ Provide monthly variance reports on engineering projects and activities
▪ Approve all invoices related to engineering projects and activities
▪ Maintain utility efficiency and savings, including monitoring of water treatment
▪ Develop staff in all engineering areas
▪ Responsible for tracking, recording and reporting utility usage for billing, benchmarks and savings
▪ Responsible for meter and sub-meter recordings and monthly utility billings
▪ Ensure compliance with applicable codes, requisitions, government agency
▪ Assist in solicitation of maintenance/repair/service contracts
▪ Maintain as-built drawings
▪ Recommend and implement improvement for preventative maintenance programs on an on-going basis
▪ Oversee tenant improvement and building improvement projects
▪ Involved in ongoing education/training to remain current with latest building system and technology trends
▪ Maintain a neat professional appearance
▪ Perform other tasks as assigned by Property Manager
▪ Maintain all mechanical, electrical and building rooms in a neat, clean and safe condition
REQUIREMENTS:
▪ Minimum of 7 years of related work experience in a commercial or industrial property setting
▪ Appropriate trade license a plus
▪ Proven record of providing excellent customer service
▪ Excellent computer skills
▪ Excellent interpersonal skills
▪ Excellent oral and written communication skills
▪ Proven leadership ability in a faced paced environment
▪ Proficient PC skills; familiar with Energy Management Systems (EMS) and fire alarm systems
▪ The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional and customer service oriented
Salary : $115,000 - $125,000
