Boise, Idaho based Home Builder, Tresidio Homes, is looking for an experienced Project Manager with a reputation for quality work and attention to detail to join our team.

Project Manager Job Description:

Acts as manager of 10-15 new home projects at a time for Tresidio Homes and ensure that projects meet schedule and quality expectations.

Project Manager Job Duties:

  • Coordinate project scheduling for new homes after the initial schedule is created. This includes ensuring that projects are completed on-time and any necessary schedule delays are communicated to buyers and the Production Coordinator.
  • Act as the main point of contact for pre-sold buyers during construction including proactively providing buyers with a weekly written update on their project through Buildertrend.
  • Assist Warranty Manager as needed to coordinate warranty work on finished homes including making warranty visits, scheduling trade contractors, and following up to ensure warranty work has been completed.
  • Maintain and follow-up on the completion of project punch-lists during the project as well as during project closeout.
  • Prepare each home to receive a Pre-Orientation inspection. The home will be inspected by the Production Manager along with other project managers (acting as another set of eyes) to help ensure that the home is built to the Tresidio Standard. The Project Manager's incentive is tied to the readiness of the home at this inspection point.
  • Conduct scheduled onsite tours with buyers and Tresidio staff (if specs).
  • Conduct a "New Home Orientation" at the end of each project and produce a Final Orientation Punchlist. If any items are found, the project manager is responsible for completing all items prior to closing. If items are not completed by the closing date, the project manager will continue to be responsible for the following up and finishing these items in a timely manner.
  • Perform quality checks throughout various phases of the project. Complete the project by going through each item on the Final Project Closeout List.
  • Ensure that all project specifications are followed and that each home is built per plan and buyers' selections.
  • Prepare all Late Change Requests (LCR) for changes occurring at or after Pre-Construction Meetings. This includes obtaining pricing (seek assistance from Production Manager when needed), communicating with buyers, and executing the work outlined.
  • Help buyers better understand how their home is built throughout the construction process and respond to questions and/or concerns they may have along the way.
  • Teach trades and help them better understand their specific scope of work and ensure all work is done per established scopes of work.
  • Sign off and approve all Purchase Orders for payment promptly on work that has been completed.
  • Participate in a project download session for each new project. Review the start packet information and compare with the plans, looking for questions or errors.
  • Attend and participate in the weekly Production Meeting.
  • Attend Ribbon Cutting events for presold projects when homes are turned over to buyers.
  • Attend quarterly Company Meeting.

Education:

High school required, college preferred.

Qualifications:

Experience with Microsoft excel and project management software; excellent customer service; strong written and verbal communication; proven ability to solve problems creatively and to complete projects according to outlined scope, budget, and timeline.

Experience:

Two years of onsite project management and/or related experience and/or equivalent education.

Compensation: This position includes a base salary, project incentives, and profit share. Base salary is DOE.

Additional Compensation: Use of company truck for professional and personal use including maintenance and fuel: Approximate annual value: $15,000
