Position Summary: The Director of Project Development is responsible for creating a winning strategy while leading the development of mechanical construction opportunities from initial concept through the full design process, including Schematic Design, Design Development, and Construction Documents. This role requires a visionary leader who can drive the project development process while ensuring alignment with client expectations, technical requirements, and company goals.
Description of Duties:
Lead Project Development
- Guide mechanical construction opportunities from lead identification through the full project design lifecycle, including Schematic Design, Design Development, and Construction Documentation.
- Collaborate with clients, design teams, and internal stakeholders to develop project concepts that align with the client’s vision and budget.
- Ensure that all designs meet (or exceed) project scope, schedule and budget.
- Collaborate with the project planners to incorporate a high level of prefabrication; assemblies, skidding and modular opportunities within the project design phase.
- Lead a team of bid managers responsible for assembling bids and managing subcontractor and vendor relationships to ensure the best value and pricing during the project development phase.
- Develop and manage a bidding strategy to filter incoming bid opportunities in collaboration with the project executives and the VP of Project Construction
- Develop and manage a mechanical cost model to effectively produce detailed project costing data for use within the budget and design phase
Proposal Management:
- Manage the entire proposal process, including the coordination of responses to Requests for Proposals (RFPs).
- Lead the development of concept designs, formal estimates, and value engineering options.
- Oversee the creation of comprehensive and competitive proposals, ensuring they reflect the company’s strengths and capabilities.
Team Leadership
- Assemble and lead cross-functional teams to ensure that all aspects of project development are completed on time, within scope, and within budget.
- Mentor and develop team members, fostering a culture of innovation, collaboration, and continuous improvement.
- Facilitate effective communication between project stakeholders, ensuring that all parties are aligned throughout the project lifecycle.
Client Engagement
- When necessary, serve as the primary point of contact for clients during the project development phase, ensuring a high level of customer satisfaction.
- Present project concepts, designs, and proposals to clients, effectively communicating the value and benefits of the company’s solutions.
- Prepare and lead client interviews and presentations as part of the proposal and project pursuit process.
Strategic Planning
- Contribute to the company’s strategic goals by identifying new business opportunities and assisting in the development of long-term business strategies.
- Continuously monitor industry trends and market conditions to ensure that the company’s project development strategies remain competitive and innovative.
Preferred Knowledge, Experience & Skills Requirements:
- Bachelor’s degree in Mechanical Engineering, Construction Management, Architecture, or a related field. Advanced degree preferred.
- Minimum of 10 years of experience within the mechanical construction industry, with a strong understanding of business development, design, estimation, and construction processes.
- Proven leadership experience with the ability to manage and mentor teams.
- Excellent communication, presentation, and client management skills.
- Strong problem-solving and decision-making abilities.
- Proficiency in project management software and design tools.
- Experience with Design-Build, Design Assist and Integrated Project Delivery (IPD) methods.
- Extensive knowledge of Microsoft Excel and Microsoft PowerPoint.
