Job Summary


The Wellness Studio Specialty Leasing Manager will be responsible for managing the leasing of studio spaces to wellness service providers, delivering exceptional concierge services, and ensuring the satisfaction of our tenants. This role requires a blend of sales, customer service, and property management skills to maintain a thriving wellness community. The Specialty Leasing Manager role is crucial in implementing daily operations to ensure outstanding experiences for both our tenants and their clients. As a key member of our team, you will play an essential role in maintaining the high standards of service and support that our wellness community expects and deserves.


Key Responsibilities


Leasing Management

• Conduct tours for prospective tenants and enter all pertinent notes on prospects.

• Manage all aspects of leasing activities including negotiating lease terms, execute background checks, and finalizing lease agreements with wellness service providers.

• Manage wellness provider’s move-in process (inspection, keys, Welcome Packet), 

• Maintain an up-to-date database of available spaces and potential tenants.

• Develop and implement leasing strategies to attract new wellness service providers and retain existing tenants.

• Collaborate with marketing to promote available spaces and maintain high occupancy rates.

• Manage recruitment and retention of the tenants who lease suites in the facility.


Tenant Services

• Function as the primary point of contact for all tenant inquiries, ensuring prompt and professional responses.

• Address and resolve any issues or concerns raised by tenants in a timely and effective manner.


Property Management

• Participate in update and strategy calls with operations management to discuss maintaining occupancy more than 95%

• Facilitate problem solving for tenants, identify and eliminate any customer pain-points, direct customer traffic.

• Conduct regular inspections of the studio to ensure cleanliness, safety, and maintenance standards are met. Complete scorecards for cleaning and maintenance and other concerns. 

• Coordinate with construction, facilities, and maintenance to address any issues and ensure the studio is always in top condition.

• Manage the scheduling and booking of studio spaces for tenant use and events.

• Ensure new practitioners are introduced to other practitioners, facilitate common interests amongst tenants.

• Function as an ambassador to the local community of wellness professionals outside the facility. Cultivate relationships and focus on generous assistance rather than transactional interactions.

• Conduct outbound sales calls of old prospect leads to check in, build relationships and be supportive regardless of their interest in leasing.

• Stay informed of rent collection, late payments for each tenant; ensure delinquent rent is collected and initiate lock out procedures, when necessary.

• Maintain consistent location presence and spend quality time with wellness practitioners.

• Maintain accurate records of leases, tenant information, and maintenance requests.

• Prepare and manage leasing and concierge-related reports and documentation.

• Assist with budgeting and financial management related to leasing activities.


Requirements

Qualifications

• Proven experience in leasing, property management, or related field, preferably with a wellness, fitness, or hospitality environment.

• Excellent customer service skills with a friendly and approachable demeanor.

• Strong sales and negotiation skills.

• Exceptional organizational and multitasking abilities.

• Proficiency in property management software and MS Office Suite.

• Strong communication skills, both verbal and written.

• Ability to work flexible hours, including weekends and events as needed.

• Comfortable establishing personal boundaries and maintaining professional relationships.

• Ability to lift 25lbs.

• Minimum of five (5) years of experience in a related field.
