Job Summary:
The Construction Area Manager is responsible for overseeing multiple construction projects within a designated region, ensuring projects are delivered on time, within budget, and to the highest quality standards. This role includes managing and mentoring project managers (PMs), coordinating resources, maintaining client relationships, and ensuring compliance with safety and regulatory requirements. The Construction Area Manager also plays a critical role in strategic planning, task delegation, and performance monitoring to ensure operational excellence.

Direct Reports: Senior Project Manager (SPM), Project Manager (PM), Renovations Manager (RM)
Key Responsibilities:
1. Project Oversight
- Oversee all construction projects within the assigned area, ensuring alignment with project schedules, budgets, and quality benchmarks.
- Monitor project progress regularly and address issues or delays proactively.
- Collaborate with project managers and site supervisors to align on project goals and resolve challenges effectively.
2. Team Leadership
- Assign projects to PMs based on skill set, work volume, and geographic considerations.
- Conduct weekly calls with PMs to stay updated on project statuses, offering guidance and support as needed.
- Evaluate team performance and provide coaching, mentorship, and annual performance reviews for PMs within the region.
3. Budget and Resource Management
- Oversee project budgets, ensuring financial targets align with company objectives.
- Approve procurement requests and monitor resource allocation, including labor, materials, and equipment.
- Identify and implement cost-saving measures without compromising quality or safety.
4. Compliance and Reporting
- Ensure all projects comply with building codes, safety standards, and company policies.
- Monitor Geotab violations and address them with PMs as required.
- Perform monthly vehicle inspections and upload findings to the appropriate Drive folder.
5. Cost Estimation and Bid Preparation
- Analyze drawings, specifications, and project plans to develop accurate cost estimates.
- Calculate material, labor, and equipment costs, factoring in project scope and timelines.
- Prepare and submit competitive bids and proposals while adhering to company policies.
- Review subcontractor and supplier quotes to ensure alignment with project needs.
6. Client and Stakeholder Relations
- Serve as the primary point of contact for clients in the assigned region.
- Provide regular updates and address client concerns promptly.
- Build strong relationships with stakeholders, including subcontractors, suppliers, and property teams.
- Attend property and punch walks for Interior & capital projects as requested.
7. Operational Excellence
- Evaluate capital project dashboards to ensure schedules are current, progress reports are completed, and image thumbnails are functioning.
- Check daily task lists for interior projects to ensure accuracy and timeliness.
- Participate in weekly RFP calls to provide insights and context for regional quotes.
- Assist PMs in generating SCAs with scope details and necessary attachments.
- Support PMs with project-related questions and escalate concerns to the Regional Director (RD) as needed.
- Participate in weekly calls with the RD to address areas of concern within the region.
Qualifications:
- Education:(Preferred) Bachelor’s degree in construction management, civil engineering, or something related.
- Experience:
- 8 years of construction management experience, including at least 3 years in a leadership role managing multiple projects.
- Strong knowledge of construction methods, materials, and industry regulations.
- Skills:
- Proficiency in project management software (e.g., Smartsheet, MS Project, Word, Excel).
- Exceptional leadership, communication, organizational, and problem-solving skills.
- Certifications (Preferred):
- Osha 30 Safety Compliance
- Heavy Equipment, Including Manlift and Telehandler/forklift
Work Environment:
The role requires a combination of office-based work and frequent site visits within the assigned region. Travel is required, with occasional evening or weekend hours to accommodate project needs and deadlines.
