Position Summary
21st Century Property Management is seeking a full-time Property Manager to oversee a portfolio of approximately 60-80 doors in the Central Coast Region, based out of our San Luis Obispo or neighboring office. This position is responsible for the overall performance of the properties, ensuring high occupancy, strong financial performance, and excellent resident and owner relations. The Property Manager is fully responsible for the day-to-day operations, financial performance, and resident/owner relations of their assigned properties, with minimal oversight.
The ideal candidate is self-motivated, detail-oriented, and capable of working independently while maintaining strong communication with the corporate team. A valid California real estate license is required for leasing and contract execution.
Key Responsibilities
Portfolio Management
- Take full ownership of the assigned properties, ensuring high performance and compliance with company policies.
- Monitor occupancy, rental pricing, and property financials, making strategic adjustments to maximize revenue and minimize vacancies.
- Ensure compliance with all local and state property management regulations.
- Responsible for maximizing revenue through strategic rental pricing, minimizing vacancies, and ensuring cost-effective maintenance solutions.
Resident and Owner Relations
- Serve as the primary contact for owners, providing regular updates on portfolio performance and addressing inquiries.
- Build and maintain strong relationships with residents, ensuring satisfaction and timely issue resolution.
- Handle resident concerns, maintenance requests, and escalations professionally and efficiently.
Leasing and Marketing
- Oversee leasing efforts to maintain high occupancy levels.
- Ensure effective marketing of available properties using company tools and platforms.
- Review and approve applicant screenings, lease terms, and security deposits.
Financial Management
- Manage rent collection, enforce late fee policies, and address delinquencies according to company policies.
- Track and report income and expenses, preparing financial updates for property owners.
- Assist in budget forecasting and expense management for the assigned portfolio.
Maintenance and Vendor Coordination
- Oversee maintenance requests and ensure timely, high-quality resolution.
- Conduct regular property inspections to maintain safety, curb appeal, and compliance.
- Coordinate with vendors and contractors for repairs and ongoing maintenance needs.
- Independently handle emergency calls and make executive decisions to protect property value and resident safety.
Compliance and Risk Management
- Ensure all properties comply with California rental laws, Fair Housing regulations, and company policies.
- Manage insurance requirements and risk mitigation strategies.
- Stay updated on changes in property management laws and industry trends.
Job Requirements
Education and Experience
- Bachelor’s degree in business, real estate, or a related field preferred.
- Minimum of three years of experience in property management is preferred.
- Active California real estate license strongly preferred.
Skills and Qualifications
- Strong leadership and operational management skills.
- Excellent communication, organization, and problem-solving abilities.
- Proficiency in property management software (Buildium preferred), Microsoft Excel, and Word.
- Ability to analyze financial data and optimize property performance.
- Experience managing remote administrative staff is a plus.
- Valid driver’s license, clean driving record, and reliable transportation.
Compensation and Benefits
- Full-time, salaried position with a base salary of $55,000 per year.
- 10% discretionary performance bonus.
- Leasing commissions available for executed leases.
