SUMMARY OF POSITION:
The Area Vice President is responsible for overseeing a large portfolio of properties in multiple locations including Ohio, Kansas, Missouri and the District of Columbia. This role ensures their assigned portfolio of properties meets or exceeds its financial performance targets, ownership objectives, and team/people objectives. Financial performance, attainment of ownership and team/people objectives will be achieved by ensuring that:
Strategy of asset is determined with Asset Management, clearly communicated and executed.
Accountable for properties providing industry best customer service levels.
Revenues are maximized.
Expenses are carefully monitored and controlled.
Properties are staffed optimally.
Employees, including Regional Area Managers, are developed, trained, motivated, coached, perform well and are held accountable.
Assets are preserved and maintained to the highest standards.
Regional Area Managers are held accountable for regulatory compliance and adherence to all legal requirements.
Relationships with partnerships are built with support groups.
All properties and team members at properties are visited at least once a quarter.
ESSENTIAL JOB FUNCTIONS:
- Leads by example by developing and cultivating the 29th Street culture
- Monitors expense controls and implements initiatives to achieve goals as relates to Operating Expense Ratio for portfolios.
- Develops and implements annual budget preparation process.
- Identifies and holds Regional Area Managers accountable for ancillary income sources to increase property revenues.
- Reviews management fee income and contracts to ensure maximum fees are being charged and collected as earned.
- Approves and ensures execution of action plans for under-performing assets.
- Increases property NOI annually as determined by budget rollups, including achieving <1% delinquency by end of each month.
- Establishes and implements a monthly forecasting process for each asset.
- Reviews and approves capital improvement projects within budget parameters
- Conducts a minimum of 4 quarterly site visits per property annually, with more frequent monthly visits to troubled assets.
- Oversees curb appeal and asset preservation and makes it a focus when visiting sites, following up on needed changes.
- Holds Regional Area Managers accountable for marketing initiatives and action plans.
- Verifies the appropriate utilization of Reserve for Replacement and/or Residual Receipts for funding capital improvements and/or operating deficits.
- Ensures compliance with regulatory agencies (i.e. IHFA, HUD, etc).
- Communicates with outside owners, investors, lenders, insurance and/or delegates as appropriate.
- Ensures that Area Reginal Managers deliver accurate and timely reporting packages to all clients.
- Confirms that all communications with owners/clients are properly documented and archived.
- Recruits, selects, trains, supervises and counsels management staff in accordance with company policy and EEO guidelines.
- Performs employee appraisals and administers appropriate action.
- Develops team members including Area Regional Managers, Community Managers and Assistant Community Managers for future growth within the company.
- Sets clear expectations, trains, develops, motivates, coaches and holds Area Regional Managers accountable for performance.
- Ensures that Area Regional Managers set clear expectations, train, motivate, coach and develop and hold their teams accountable.
- Establishes and ensures portfolio-wide compliance of policies & procedures for property management.
- Works with Human Resources to establish goals and incentive compensation programs for all management staff and ensures they are implemented consistently.
- Actively participates with Area Regional Manager and Human Resources regarding employee relation issues and terminations to ensure timely action and results.
- Serves as a key liaison between property management and development & acquisitions team in the various processes of acquisitions and new construction, providing assistance and feedback on the marketability and management of assets.
- Coordinates team members to complete the due diligence process on third party management opportunities and potential acquisitions.
- Ensures best pricing and contracting terms are achieved for all expenses including cap ex management by the Community Manager.
- Works with company legal counsel to ensure proper management of property related litigation.
- Accountable for building relationships and partnering with support groups to effectively manage the portfolio.
- Achieves established KPIs and company goals.
- Develops, completes and distributes all reports in a timely fashion as required.
- Other duties as assigned.
- Travel will be required.

EDUCATION AND EXPERIENCE
- Associates or Bachelors degree in finance, property management, business, real estate or other applicable degrees preferred.
- Masters degree a plus.
- At least five years experience in property management role
- Real Estate brokers license a plus
- CAPS or CPM designation a plus
- Valid drivers license and reliable transportation a must
