Position Overview: Commercial Construction Estimator - Project Coordinator
The Commercial Construction Estimator - Project Coordinator at 3RC Services is responsible for preparing accurate estimates for commercial construction projects, including labor, material costs, general expenses, and overheads. This role involves conducting on-site field surveys, utilizing computer software programs, interpreting blueprints, and collaborating with engineers, architects, owners, and contractors to ensure project costs are properly estimated and managed. This is not a full office position; fieldwork and collaboration with Project Managers are required. This position reports directly to the President of the company.
Major Duties and Responsibilities:
1. Estimating:
- Prepare detailed estimates of labor, material costs, general expenses, and overheads for commercial construction projects.
- Conduct on-site field surveys of projects to gather accurate data for estimating.
- Set up cost monitoring and reporting systems to ensure budget adherence.
2. Software Proficiency:
- Operate computer software programs for estimating, project management, and cost control
3. Blueprint and Specification Interpretation:
- Read and interpret blueprints, maps, drawings, and project specifications to develop accurate estimates.
4. Bidding Process:
- Understand and advise on the bidding process, including preparing and submitting bids for various types of bids such as RFQ, RFP, RFI, and ITB.
- Analyze information and adjust estimates according to new timelines or added materials.
5. Supplier and Contractor Management:
- Maintain a directory of suppliers and trade contractors to ensure competitive pricing and quality.
- Collaborate with suppliers and subcontractors to obtain quotes and pricing for materials and services.
6. Collaboration:
- Work closely with Project Managers, engineers, architects, owners, and contractors to ensure estimates align with project goals and specifications.
- Oversee the different stages of the construction process to ensure completion within set timelines and budgets.
- Manage project milestones and liaise between contractors and project owners to ensure project proceeds as planned.
- Communicate project plans and work with other engineers to establish building plans, allocate material and labor costs, and set timelines.
- Oversee details of design evaluations, obtain permits, and negotiate with suppliers, vendors, and subcontractors.
- Collaborate with the architect and construction crew to test project feasibility.
- Liaise with clients throughout the project to address concerns.
- Oversee the labor schedule for projects, matching talent appropriately.
7. Additional Responsibilities:
- Proficient in writing and maintaining accurate paperwork and comprehensive reports.
- Undertake other duties as assigned to support the successful completion of projects.
Previous Experience and Skills Required:
- Proven experience as a construction estimator in commercial construction.
- Experience in construction and repairing buildings, as well as installing interior infrastructure.
- Ability to read and interpret blueprints and project specifications accurately.
- Familiarity with the bidding process and the ability to advise clients on contractor selection.
- Proficiency in relevant math skills to create accurate project estimates.
- Strong analytical skills to adjust estimates based on new information or changes in project scope.
- Experience working with contractors, engineers, and architects.
- Excellent verbal and written communication skills.
- Ability to learn, use and maintain work calendar and other office applications (Microsoft 365, Google Suite, ProCore, etc.)
Education:
- High School Diploma or GED
- A four-year college degree in civil or construction engineering is preferred.
- Several years of experience within the trades may be considered in lieu of a college degree.
- Ongoing professional development and training in construction estimation, project management, and related areas.
Travel and Other Expectations:
- Must have a valid driver’s license
- Reliable personal transportation
- Use of a personal cell phone is required
- Submit and pass a background check
- Ability to travel up to 90-minutes from Brandy Station, VA to various project locations
- Ability to travel overnight for potential out-of-town projects
- Access to internet for reporting
- Personal Laptop/Desktop/Tablet (Preferred)
- Ability to complete OSHA 30 – Construction Training
- Ability to complete First Aid/CPR Training
Schedule:
- Monday through Friday: Regular hours
- On-call: As required
- Weekends: As needed
- Occasional evening/off hours: As needed

Other Physical Requirements: Must wear steel-toed or composite toe boots, protective eyewear, hearing protection, and construction helmets as required. A safety vest and proper branded work attire, including a badge in customer facing areas, are mandatory. There is also a high frequency of computer use, including keyboarding and viewing monitors or tablet devices.
WORK ENVIRONMENT :Operate in dynamic and varied settings. Work both indoors and outdoors on commercial properties like office buildings, retail spaces, and industrial facilities. The job involves frequent travel to different job sites, adapting to active construction zones, and managing physically demanding tasks such as lifting, bending, and handling tools. Workers must follow strict safety protocols and be prepared for exposure to various weather conditions. The role requires effective teamwork and coordination with other tradespeople and supervisors, often with variable hours, including early starts, late finishes, and occasional weekend work to meet project deadlines and minimize business disruptions.
