Job title: Construction Estimator
Reporting to: CEO/COO
Summary:
A career for a detail-orientated, driven individual with a strong construction background and technical/systems proficiency to research, generate and produce comprehensive estimates for high-end, custom, residential homes, renovations and smaller commercial projects. This role requires the successful candidate to conduct detailed analysis of project specifications, customer preferences, timelines and material take-offs to ensure profitable yet competitive and timely bids through project delivery. Successful candidates who excel in this role can be considered for further promotion in ether Project, Operations or Executive management.
Attitude and Client Service:
- Maintain an effective communication channel with the client from the first site visit, through the pre-construction phase to manage customer expectations, anticipate issues and ensure consistent, positive engagement and long-term customer loyalty

Organization, Awareness and Safety:
- Develop a detailed understanding of 3GBs in-house labor and sub-contractor network pricing, skill sets and production rates to inform accurate bid numbers
- Maintain current knowledge of OSHA safety standards, 3GB safety protocols, protection requirements, demolition resources and regulated disposal techniques; and critical sitework resources/equipment for bidding
- Conduct risk assessments to anticipate delays and/or deviances from project budgets
- Identify, communicate and collaborate on proposed solutions to address potential project obstacles, challenges and risk factors and their associated costs
- Identify value engineering opportunities as a standard and collaborate with Management, the client and architects, engineers etc., to propose alternatives with clear pricing and scope, as needed
Knowledge and Technique:
- Ability to read, scale and interpret complex architectural, structural and other plan documents
- Ability to accurately calculate take-offs and labor numbers
- Draft estimates, bids, and proposals, using 3GB methodologies including direct, indirect and overhead costs and margins
- Draft professional client communications and address scope, cost and any other estimate-related client questions or concerns
- Collaborate with the Finance Manager to produce cost analysis and project profitability data to continually evolve 3GB’s estimating strategies
- Demonstrate/acquire a detailed understanding of passive house construction techniques and other leading building sciences and technologies, materials and pricing trends
- Demonstrate an understanding of current market trends and the impact of regional versus geo-political developments on materials availability and pricing
- Use industry experience to estimate projects accurately with limited architectural or structural data as required
- Demonstrate a comprehensive understanding of 3GB standard operating procedures and workflows
Leadership and Management:
- Develop strong relationships and collaborate with 3GB's network of architects and vendors to validate scope, pricing and to clarify design intent and technical details
- Negotiate with vendors and sub-contractors to secure competitive bids and payment terms
- Cultivate existing and new relationships with vendors and sub-contractors to continually secure market-leading performers and competitive pricing/rebates/trade discounts
- Accountability: embrace a culture of personal and team accountability for decisions, successes and mistakes

Qualifications and requirements:
At least 5 years industry experience
Extensive knowledge of building codes and regulations
Extensive understanding of OSHA construction regulations
Excellent math and problem-solving skills
Excellent communication and interpersonal skills
Ability to multi-task and deal with a high-pressure work environment
Highly skilled in Microsoft Excel and Word
Experience with estimating software desirable
Desire to work collaboratively
Job Type: Full-time
Pay: $75,000.00 - $95,000.00 per year
