Position Overview
We seek a detail-oriented Construction Estimator to lead cost analysis, vendor negotiations, and risk assessments for commercial, multifamily, hospitality, and residential projects. This role requires balancing technical expertise with strategic planning to ensure profitable, timely project delivery.
Key Responsibilities
- Cost Analysis & Estimation:
- Perform quantity takeoffs using blueprints, specs, and on-screen software (e.g., OST, Planswift)
- Calculate direct/indirect costs
- Conduct risk assessments to account for delays or budget deviations
- Vendor & Subcontractor Management:
- Negotiate pricing with suppliers/subcontractors and analyze quotes for cost-effectiveness
- Build relationships with key vendors to secure competitive rates
- Documentation & Compliance:
- Draft detailed cost estimates, proposals, and bid packages
- Ensure compliance Owner’s requirements as stated in bid documents and informal discussions prior to bid
- Tracking and organizing historical cost data in order to improve accuracy of future estimates
- Client & Team Collaboration:
- Present estimates to clients and address concerns about timelines/costs
- Partner with Project Managers to resolve procurement and site issues and validate estimates
Requirements
Education & Experience:
- Bachelor’s degree and 3–5 years of experience in estimating, or 5 years in estimating in lieu of degree
Technical Skills:
- Proficiency in takeoff and estimating software
- Highly skilled in excel and other Microsoft Products
- Ability to interpret construction drawings, specifications, and 3D project plans
Soft Skills:
- Strong negotiation, communication, and problem-solving abilities
- Detail-oriented with excellent organizational/time-management skills
- Ability to work through conceptual estimates with limited drawings available, drawing on past experience and historical data
Preferred Qualifications
- Experience: Commercial construction estimating and conceptual budgeting
- Leadership: Mentoring junior estimators and managing bid processes
- Industry Knowledge: Familiarity with market trends and subcontractor RFP processes
