Commercial Mechanical Project Manager Responsibilities
- Responsible for all Production Projects
- Responsible for Projects Coordination's
- Conducting and attending projects meeting and work closely with Project Team (Superintendent and Coordinator)
- Responsible for maintaining and managing projects scheduling requirements, manpower requirements, and project budgets
- Performing construction administration for assigned projects, including responding to RFIs, reviewing submittals, conducting field inspections and subsequent detailed inspection reports
- Responsible for 5 Seasons Mechanical Weekly Production meeting and update management and accounting on projects progress on a weekly basis
- Oversee design phase management and planning for all Mechanical Projects
- Ensure appropriate design/construction coordination is completed
- Manage quality control program for all Mechanical Projects with the assistance of 5 Seasons Mechanical Quality Control Manager
- Oversee and coordinate activities leading up to and including balancing, commissioning, and certification of Mechanical Systems
- Manage and help to define commissioning and testing requirements
- Manage closeout of Mechanical related systems and contracts
- Responsible for review of mechanical bid prior to Turn-over and contract execution
- Interview and assist with selection of sub-contractors for each project.
- Responsible for day-to-day management of Mechanical sub-contractors.
- Review and approve Mechanical monthly requisitions and change orders.
- Review and approve Mechanical weekly/bi-Weekly/Monthly subcontractor requisitions
- Conduct site walks to ensure work is progressing according to schedule, including schedule updates.
- Communicate with 5 Seasons Mechanical Project Team (Superintendent/Coordinator) to ensure coordination is on track with schedule.
- Work with A/E team to develop successful solutions to coordination items.
- Responsible for the review all Mechanical submittals.
- Manage documentation from inspections and testing.
- Manage all mechanical close out documentation; as builts, and O&Ms with the assistance of Project Coordinator
- Develop and monitor equipment delivery logs, organize submittal process for long lead items.
- Attend weekly owner meetings, subcontractor meetings, coordination meetings, and field meetings.
- Responsible for 100% completion of punch list
- Coordinate owner training and turnover
- Coordinate and direct as needed all parties to successfully complete life safety inspections
- Responsible/Coordinate between trades and documents; electrical requirements for mechanical are correct
Commercial Mechanical Project Manager Position Requirements
- 4 Year Mechanical, Accredited Bachelor's Degree or Equivalent
- At least 10 years of working experience
- Professional Engineering (PE) State of Texas License
- Ability to work independently with minimum supervision
- Strong work ethic and desire to learn
- Exceptional written and verbal communication skills
