Open Position: Preconstruction Director
7er Construction is a hands-on, relationship-driven general contractor specializing in healthcare, education, and performs work in a variety of other market sectors. We're looking for an experienced and forward-thinking Preconstruction Director to lead our preconstruction efforts, ensuring that every project begins with accuracy, insight, and a clear path to success.
This is a high-impact leadership role where you'll guide early-phase project planning, work closely with clients and design teams, and help build and refine the systems that support our continued growth.
What You’ll Do:
- Lead and manage all preconstruction activities from concept through handoff to operations.
- Prepare detailed and conceptual estimates for a variety of commercial projects, with a focus on healthcare & education.
- Collaborate with owners, architects, and engineers to develop clear scopes, accurate budgets, and realistic schedules.
- Conduct value engineering and constructability reviews to ensure project efficiency and feasibility.
- Develop, organize, and maintain a company-wide historical cost database to support future estimating and decision-making.
- Build and maintain strong relationships with subcontractors and suppliers to ensure competitive pricing and consistent coverage.
- Assist with proposal development, RFQ/RFP responses, and interview preparation.
- Create and manage preconstruction schedules, phasing plans, and site logistics strategies.
- Continuously evaluate and improve preconstruction workflows and tools.
What We’re Looking For:
- 8 years of experience in preconstruction, estimating, or project management in commercial construction.
- Strong knowledge of the healthcare & educational market sectors.
- Ability to manage multiple estimates and timelines in a fast-paced environment.
- Experience building and maintaining historical cost data is highly valued.
- Proficiency in estimating software (e.g., Excel, Bluebeam, On-Screen Takeoff, Sage Estimating).
- Excellent written and verbal communication skills; able to interface directly with clients and stakeholders.
- A hands-on leader who is both strategic and detail-oriented.
