PART-TIME MAINTENANCE MANAGER
Local condominium community has an immediate opening for an experienced part-time Maintenance manager. This is an exciting job, working in a beautiful waterfront community, with a board and condo owners engaged in tackling key structural projects for at least the next 5 years.
Requirements:
Experience with property/maintenance management, including projects bidding processes
Experience in supervising and mentoring employees
Supervisory experience in commercial construction and construction contracting industry. Project Management skills from planning through post-completion evaluation.
Communication skills; ability to support Board of Directors, Committees, and owners (64 units.)
Ability to multitask and prioritize many different projects
Knowledge of Microsoft Office (excel and word)
Available to respond to on-call emergency services on an as-needed basis.
Access to personal transportation and a valid driver’s license.
Able to lift objects weighing at least 50 pounds.
Responsible for:
Identifying and prioritizing all structural issues and necessary maintenance/replacement projects (some exceeding $1 million.) Providing technical support for design of those projects. Coordinating with Engineers as needed.
Leading the bidding processes (properly vetting contractors) and its analysis for decision-making by the Maintenance Committee and the Board of Directors.
Developing contracts and drawings/appendices; negotiating contracts for major projects (with appropriate support from hired engineers.)
Maintaining records and documentation (drawings, emails, etc.) of contracting and implementation phases.
Acting as point of contact for vendors performing repair or improvement works on the property.
Acting as point of contact for owners undergoing large renovations inside their units.
Working with the reserve study /supporting its update and other sources of information (engineers as appropriate.) Maintaining a corresponding 5-year investment plan.
Leading the maintenance staff in establishing and implementing the schedule of regular and special maintenance needs for the Association.
Supervising, training, mentoring, and evaluating maintenance staff (currently 2 staff members. )
Maintaining a roster of vetted contractors / suppliers for the association.
Managing an ongoing list of owner-identified maintenance issues around the property.
Taking lead on emergency maintenance issues as they arise. Availability during non-working hours may be required.
Candidate must be detail oriented, a “self-starter” who takes ownership of the position and has problem solving and communication skills.
Position will require 20-30 hours per week and is located in Virginia Beach near the ocean front.
Hourly pay rate will be compensatory with education and experience.
Annual bonus based on performance review and goal achievement.
