Overview
The Construction Superintendent is responsible for overseeing and managing all on-site construction activities for a large-scale apartment project. We start with the development of a vacant lot and proceed through C of O of each building, ensuring the project is completed on time, within budget, and according to project specifications. This role involves leading teams, coordinating with contractors and subcontractors, maintaining safety standards, and managing the day-to-day operations of a large construction site.

Key Responsibilities

  • Project Oversight: Lead and manage the on-site construction team, ensuring adherence to project plans, timelines, and budgets.
  • Site Management: Monitor construction progress and resolve any issues or delays. Ensure construction is proceeding according to the project schedule and safety regulations.
  • Team Leadership: Supervise subcontractors and laborers. Provide direction and guidance to ensure quality workmanship and productivity.
  • Safety Compliance: Enforce all safety protocols on the construction site, ensuring compliance with OSHA standards and local safety regulations.
  • Quality Control: Ensure all work meets the required quality standards and specifications, conducting inspections and resolving any deficiencies.
  • Material Management: Coordinate the procurement and delivery of construction materials, tools, and equipment, ensuring adequate stock and timely availability.
  • Problem Solving: Address and resolve any issues that arise during construction, including site conditions, design changes, and unforeseen challenges.
  • Documentation and Reporting: Maintain accurate records of project progress, daily logs, safety inspections, and any incidents. Report project status to upper management.
  • Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to ensure the successful execution of the project.
  • Budget Management: Assist in managing and controlling project costs, ensuring the project remains within budgetary constraints.

Qualifications

  • Education: High school diploma or equivalent; a Bachelor’s degree in Construction Management or a related field is preferred.
  • Experience: At least 3 years of experience in construction management or as a superintendent in a similar industry.
  • Knowledge: Strong knowledge of residential construction processes, building codes, safety regulations, and quality control standards. Knowledge about the underground utilities (wet and dry) a plus as well as civil surface improvements.
  • Skills:
  • Excellent leadership and communication skills.
  • Strong organizational and time management skills.
  • Ability to read and interpret blueprints, schematics, and construction documents.
  • Proficient in using construction management software and tools.
  • Certifications: OSHA certification a plus.
  • Physical Requirements: Ability to work in various outdoor weather conditions, stand for long periods, and lift up to 50 pounds.
  • Must have: a valid drivers license and clean driving record.
