Abode, one of the largest and effective nonprofits working to end homelessness in the Bay Area, is seeking a Maintenance Turnover Technician for our Pedro St program in San Jose, CA.
About The Role: The Maintenance Turnover Technician is primarily responsible for all aspects of the apartment turnover including patching, painting, and flooring for an interim supportive housing facility consisting of 91 units. This includes working with the maintenance on light property maintenance duties throughout the site within a fast-paced environment. The Maintenance Turnover Technician must relate well to diverse populations, must exercise good judgment in dealing with residents, staff, visitors, and vendors.

How You Make An Impact:
- Meet daily with Lead Maintenance and the Senior Property Manager to communicate & manage the workflow of all unit turnovers, service repairs and special projects.
- Ability to answer after-hours, evening, and weekend emergency calls during on-call rotation.
- Ability to complete ready repair tasks including painting, plumbing, electrical, general carpentry, minor flooring repairs/replacements to housing quality standards.
- Clean units and appliances to create new conditions working with the janitorial team.
- Cleans or removes carpet as determined by upper management.
- Adheres to turnover schedule and communicates to upper management any problems and progress associated with turnover schedule.
- Contracts, communicates, and works with vendors to complete major unit turnover repairs/replacements to housing quality standards and ensuring work is performed safely, within code compliance and to performance expectations.
- Orders parts, supplies, and maintains inventory to minimize travel for parts/supplies.
- Organize & file appropriate reports and paperwork daily, manage & complete unit turnover checklists & all other required maintenance documentation.
- Operate and maintain a variety of maintenance power equipment.
- Utilize handheld devices and software systems/mobile apps to create, schedule, update labor hours, materials, and close work orders/assignments and update management and superiors of repair status, work assignments, problems, or safety concerns.
- Communicate with (or to) individuals or groups verbally and/or in writing regarding work assignment updates and scheduling.
- Other duties as assigned.
How You Meet Qualifications:
- High school diploma or equivalent (GED) required.
- 2 years’ experience in Painting and Residential Maintenance.
- Use of personal vehicle and proof of valid California Driver's License and current auto insurance, along with a clean DMV record, is required.
COMPETENCIES:
- Excellent verbal & written communication in English, organizational, and time management skills.
- Strong analytical and problem-solving skills with meticulous attention to detail.
- Ability to work well independently and collaboratively with teams and at times under the direction of facility collaborators.
- Experience and knowledge of HVAC systems, remodeling, plumbing, electrical, and carpentry.
- Experience in repairing sheetrock, door frames, door locks, and cabinetry.
- Experience with quality control, health, and safety regulations as they pertain to performing repairs and monitoring vendors/contractors.
- Excellent interpersonal skills; respect for confidentiality; ability to work with diverse populations, including persons with various disabilities and work tactfully within a fast-paced environment. Experience and ability to operate and maintain a variety of maintenance power equipment.
- Strong visual acuity necessary to inspect the property and units.
- Proficiency in Microsoft Office programs, systems, and platforms.
- Ability to learn and use required mobile devices and business-related applications.
PHYSICAL REQUIREMENTS:
- Communicating with others to exchange information; seeing to read a variety of materials.
- Manual dexterity for use of keyboard, tools, controls; repetitive motion that may include the wrists, hands, and/or fingers.
- Remaining in a stationary position, often standing, or sitting for prolonged periods, while at a desk or working on a computer.
- Ability to drive and sit in a car for prolonged periods of time.
- Ability to move between floors, ascending, descending stairs around all property areas, including roof and basements.
- Ability to use cleaning equipment and supplies such as mop, broom, vacuum, and carpet cleaning machinery.
- Frequent standing, walking, bending, squatting, stooping, crawling on floors, climbing stairs, walking on uneven ground, lifting items up to 50 pounds, reaching at, below, or above shoulder level. Also, the ability to squat, bend at the waist, crouch, reach overhead and horizontally, and kneel.
- Ability to walk around properties and navigate over rough terrain.
