Project Manager

JOB DESCRIPTION :
The Project Manager will be responsible for the general oversight of the project, representing the best interests of the respective stakeholders and providing guidance for the project. The PM will be the Client’s representative and shall be responsible for the day‐to-day management of the project and interaction with the Owner, Architect, the Contractor and sub‐contractors. It is expected that the PM will manage regularly scheduled meetings. In consultation with the Project Team, the PM will have the authority to provide direction to Architect, Architect’s consultants, Owner’s consultants, and contractors, consistent with the evolution of the Project; provided that the same shall not involve any adjustment in the total project budget, construction cost, extension of the project schedule, or the authorization of additional services or change orders. All such direction, instruction and minor changes shall be affected by written communication and shall be binding on the Owner, Architect and the relevant consultants or contractors. The PM shall provide guidance per the general areas identified below :
Pre-Construction Phase
The Project Manager (PM) will assist the in selecting the design team, reviewing proposals, attending interviews, and making final recommendations. The PM will participate in design meetings, provide cost and schedule evaluations, and prepare value engineering and constructability reviews. They will review design documents, advise on site use, materials, and project delivery methods, and ensure the design meets program objectives within budget constraints.The PM will participate in design charrettes, assist with LEED certification if required, and provide recommendations on temporary project facilities and equipment. They will prepare and update the project schedule, coordinate with the contractor, architect, and owner, and advise on project methodology.Additionally, the PM will assist owner, assuring proper insurance and bond documents are in place, monitor permit progress, and manage the contractor's performance. They will produce financial reports, submit status reports, maintain project records, and attend project team meetings. The PM will coordinate signage, security, and specialty equipment, assess consultant proposals, review project invoices, and assist in obtaining land use permits. They will also coordinate project activities, including relocation and move-in, and review contractor bids and qualifications.PM shall attend meetings with the Project team in order to represent Owner’s best interests. PM shall solicit, assess, and make recommendations regarding Owner‐direct consultant proposals for services and extra work items which may be requested by the Architect. OR will assist Owner in managing Project consultants contracted with the Owner and monitor their performance.Construction Phase
The Construction Phase begins with the Notice-to-Proceed (NTP) and ends with the final payment approval or project completion. The PM will assist with record keeping, coordinate activities among the Contractor, Owner, Architect, and consultants, and facilitate regular meetings. PM shall provide administrative, supervisory, and related services to coordinate scheduled activities and responsibilities of the Contractor with those of PM, Owner, Architect and any consultants in order to develop the Project in an expeditious manner, consistent with the Owner’s best interests.The PM will manage procurement of long-lead items, update project schedules, and ensure the Contractor's performance. They will review safety programs, insurance certificates, and non-conforming work, and maintain cost management reports.The PM will also oversee professional services, expedite submittals, review change requests, and assist with claims. They will record project progress, coordinate document maintenance, and manage the delivery and storage of materials. The PM will verify equipment placement, observe final testing, and monitor punch list completion. They will secure warranties, coordinate training for end-user staff, and provide guidelines for managing warranty work.TYPICAL QUALIFICATIONS
Knowledge of :
Construction processes and methods, materials and their use, characteristics, preparation and / or installation.Construction specifications and standards.Safety practices to be followed during construction.Quality standards and test methods for construction materials.Ability to :
Interact effectively to problem-solve and partner with others.Read and interpret construction plans, specifications, codes, laws, and contracts.Maintain construction records; document daily construction activities and write related reports.Establish and maintain effective working relationships with a diversity of construction personnel, equipment operators, supervisors and crews, contractors.Be technically savvy and knowledgeable in the use of programs such as Bluebeam.Requirements :
