Construction Project Manager

Job Summary

As a Lake Oswego-based Construction Project Manager, you will oversee and manage all phases of construction for projects in the Portland, Willamette Valley, and North Oregon Coast region. You will play a crucial role in ensuring that projects are completed safely, efficiently, and within the specified timelines and budget. Job responsibilities include but are not limited to; estimating budgets, schedule management, monthly client meetings, and the maintaining of relationships with clients and architects through clear and consistent communication.

Responsibilities

Lead, Manage, and Accountability

  • Oversee the projects to ensure high quality, effective cost control, and adherence to schedule
  • Set baseline schedule for all projects. Provide information, assistance, and direction in the scheduling of all contractors and materials for each assigned project with the Superintendents
  • Assist in the continual training and orientation of contractors and suppliers regarding company-specific methods of construction and quality standards
  • Create and communicate best practice sheets to subcontractors and vendors
  • Manage and enforce the systems and standards for the maintenance of site conditions and site organization for each assigned project
  • Communicate, implement, and manage the company’s job safety standards and procedures at each assigned project
  • Document all delays, schedule changes, and variances to the budget or specifications

Supervise Site Superintendents

  • Utilizing the Winsome Construction Management System, manage, monitor, and direct the activities of all superintendents for each assigned project
  • Complete all items required for the startup of each assigned project (permits, signage, port o let, plan case, garbage cans, garbage pens, fire extinguishers, first aid kits, etc.)
  • Assist the Site Superintendent on warranty service and customer complaints
  • Maintain the construction-related information at the site message center for each assigned project
  • Participate in the hiring and development of direct reports
  • Work with management in developing and defining KPIs for Direct Reports and then conducting meetings weekly as well as quarterly and annual reviews with those team members

Manage Project Financials and Estimate

  • Develop a thorough knowledge and understanding of the plans, specifications, schedule, and budget of each assigned project
  • Estimation as needed
  • Prepare and submit purchase orders (P.O.s) materials for each assigned project. (Define when Project Manager needs to be involved in materials POs)
  • Review all change orders weekly. Price and approve or decline all change orders weekly
  • Review post-construction analyses of each house after all bills are paid

Run Pre-Construction Phase

  • Prepare Unit and Bid Based estimates for projects and present them to clients for contract implementation
  • Recommend to management, ideas for the innovation, implementation, and improvement of construction management processes and quality and material standards
  • Responsible for finding and qualifying subcontractors and vendors using Winsome-defined subcontractor and supplier qualification process
  • Responsible for subcontractor contracts and all construction-related legal issues
  • Responsible for ensuring all trade agreements, job contracts, insurance, and bond requirements are met
  • Assist in preparation and provide input for the estimating, planning, and scheduling processes as needed

Design Development

  • Provide consultation to designers and architects as needed
  • Provide budget and construction impact input to the selections team as needed
  • Evaluate alternative methods of construction using “value engineering” for cost efficiency and quality

  • Knowledge of construction quality standards- Must have an eye for detail that ensures quality control on job sites to a high standard of construction quality.
  • Construction knowledge- Strong understanding of construction processes, materials and project management software tools.
  • Maintain a good current understanding of applicable building codes, zoning ordinances, OSHA requirements, and other legal restrictions.
  • Maintain a good current understanding of basic surveying principles and practices.
  • A continuing effort will be made to increase knowledge and understanding of construction materials, techniques, and methods.
  • All responsibilities will be approached with creativity, enthusiasm, a desire to improve, and a commitment to enhance the customer’s experience.

Job Requirements

  • Bachelor’s degree in a related field preferred
  • Minimum 5 years in the field preferred
  • Must have a valid driver’s license
  • Excellent driving record
  • Must be able to pass a drug test- Winsome is a drug-free company
  • Winsome reserves the right to request a background check
