Job Summary:
The Cental Utility Plant (CUP) Building Automation System (BAS) Controls Specialist oversees, troubleshoots, maintains, and operates the CUP BAS and associated equipment.
Pay Rate: $41.13 per hour. This will be a union position
Essential Job Functions
- BAS Controls Specialist will be responsible for the management, logging and operation of the facility and systems (heat, ventilation and air conditioning, process air, vacuum and trim collection, electrical distribution, volatile organic compounds and abatement systems, etc.) associated with the CUP BAS Control systems
- Operate and maintain site-critical engineering systems and equipment that supply the facility with heat, utility and conditioned water, ventilation, electrical distribution, air conditioning and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturer’s specifications.
- Monitor and control building equipment; be familiar with the CUP facility’s BAS systems (Tridium, Desigo, Insight, Reliable Controls, and enteliWEB) or similar.
- Perform service on tenant generated calls for systems and equipment to include such items as, but not limited to: Variable Frequency Drives (VFDs), Air Handling Units (AHUs), Motor Control Centers (MCCs), Programmable Logic Controllers and associated Controls.
- Inspect and adjust mechanical equipment and systems, as well as general maintenance functions while adhering to energy models for building efficiency.
- Record and report all faults, deficiencies, and other unusual occurrences related to CUP BAS systems.
- Respond to emergency situations and perform all tasks necessary for the protection of occupants and property.
- Required to become knowledgeable with and adhere to CUP Standard Operating Procedures and to progress in the CUP Personal Qualification System (PQS) toward the goal of qualifying as a CUP watch-stander.
- Perform constant reviews on operating and servicing functions to provide continuous service and to prevent breakdowns. Recommend to the Chief Engineer any need for major repairs to mechanical, electric, or BAS Control systems. Inspects repair jobs when work is completed.
- Utilize and follow Standard Operating Procedures (SOPs) regularly. Recommend revisions for Standard Operating Procedures (SOPs).
- Support staff with the engineering systems and drawings and equipment, including controls for boilers, chillers, HVAC equipment, electrical distribution systems, generators, UPS systems, etc.
- Peform other duties as assigned.
Qualifications
Required Skills, Experience, and Education:
- Minimum of 5 years of experience in an environment of similar proportions and mission as the assigned area of responsibility.
- High School Diploma or Equivalent
- A minimum of 5 years of experience in BAS maintenance with thorough understanding of electrical systems, controls, experience in data center or complex mission critical environments is preferred.
- Must have a strong Electrical Controls background for systems and equipment to include such items as but not limited to: MCCs, Programmable Logic Controllers, VFDs, and Electrical Controls.
- Should also be familiar with the fire and life safety systems, as well as sprinkler systems.
- Proficiently use test equipment and devices pertinent to mechanical and electrical systems and analyze test results.
- Requires excellent verbal, written, multi-tasking and presentation skills. Ability to create momentum and foster organizational change.
- Current Top Secret (TS) clearance or ability to obtain and maintain TS clearance
- Valid driver’s license
- Ability to communicate professionally, positively, and effectively, both in written and verbal form, with government representatives, vendors, AFM employees, and customers
- Proficient in computer applications including work order systems (CMMS) and email applications
- Excellent time management and ability to delegate
- Ability to organize and prioritize job duties and assignments
- Ability to read and interpret documents such as safety rules, electrical schematics and mechanical blueprints operating and maintenance instructions, and procedure manuals
- Ability to use all tools and equipment required in the maintenance and repair of mechanical systems on-site
Physical Requirements:

Must be physically capable of stooping, standing, and sitting.
Must be physically capable of lifting 75lbs.
Must be physically capable of climbing ladders, scaffolding and performing overhead work.
Must have the ability to maintain assigned work hours.
Must have sufficient endurance to perform task over long periods of time.
Working Environment: Work is primarily performed inside in utility plant type conditions of varying noise and temperatures, and outside under varying weather conditions
The environment will be both inside and outside various facilities.
This job may require work on the roof of a building or in the basement and confined spaces.
May experience high noise levels in connection with equipment and construction tools.
Must be able to perform work while wearing all required PPE.
Must be willing to accept requirements and participate in training for Confined Space to include all aspects of breathing apparatus Fit Testing.
Once certified to do so, must be willing to work in confined spaces.
