Job Description
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
•Full Architectural and Site Design development.
•Evaluate consultant reports and design recommendations.
•Manage the development of conceptual and schematic site and building layouts.
•Provide code design guidance and direction to the Store Planning team.
•Review and provide guidance and direction to design documents, working drawings and specifications for adherence to AAP standards and scope of work as outlined in the lease.
•Act as subject matter expert and provide technical expertise, recommendations, and support to members of the consultant teams, real estate and development teams, as well as Construction Managers, all associated with the execution of the design and engineering intent at new and existing facilities.
•Communicate and coordinate with architects, engineers, developers, real estate, lease administration and construction on Company’s design standards and specifications, including but not limited to, understanding code requirements in local jurisdictions.
•Ensure that all design documents comply with governing entities with regard to life safety, egress, ADA compliance, etc.
•Coordinate with internal teams and external vendors as required to provide design and engineering support.
•Manage the preparation of lease exhibits, exterior sign design and schematic site designs.
•Manage the production, scheduling and permitting of construction documents.
•Manage workload and schedules for A/E and Civil design firms to allow for timely turnaround of deliverables, including permits, CD’s and design documents.
•Must be familiar with the entire design scope and design requirements of assigned projects.
•Determine and recommend project design budget requirements.
•Determine and acquire resources for design services, as well as the supervision of design contracts, architectural and engineering (A/E) consultants and the enforcement of quality and "best practices".
•Adhere to, and manage the approved project design budget and schedule.
•Negotiates, prepares and/or reviews A/E agreements.
•Provide oversight & monitoring of A/E work.
•Review, approve and process A/E budgets and design vendor progress payments.
•Assure building permits are obtained in a timely manner.
•Proactively apply "best practices" and design standards among the design team; including value engineering for all A/E and exterior sign design elements. Maintain and upgrade the prototype standards to building, site and exterior signage elements.
•Ensure established measurements and metrics for quality and goals are met.
•Implement and follow all department policies and procedures established by the Director of Design & Development.
•Ensure all work produced by the design team meets time, budget and quality goals set by the Director of Design and Development.
•Know and abide by all AAP standards and ensure all work meets those standards.
•Consistently communicate activities/actions to other project team members in order to ensure smooth delivery of the finished project.
•Provide Construction support through field execution phase via RFI process and related methods.
•Lead overall Q & A process for A/E and Civil design documents and tie them out to the merchandise plans and lease.
