Maintenance Technician
FUNCTION AND ROLE: The Maintenance Technician is responsible for performing assigned routine maintenance, repairs, and troubleshooting across residential and commercial properties. This role involves inspecting and addressing issues related to plumbing, electrical systems, HVAC, carpentry, and general maintenance. Additionally, this role requires accurate documentation of work performed, including tracking task status, costs, and time spent, to ensure proper reporting and accountability.
The role ensures all assigned maintenance tasks are completed efficiently while maintaining high standards of safety and professionalism.
REQUIREMENTS:
RESPONSIBILITIES AND DUTIES:
- Travel to assigned communities to complete maintenance requests as directed by management.
- Report work completed daily, including: Date and time of service, Community name and location, Community Manager overseeing the site, Description of work completed, and Materials used, cost, and receipts.
- Perform general maintenance tasks that may include, but it are not limited to: Replacing exterior lighting and minor electrical repairs, Removing debris, leaves, and weeds from community grounds, Conducting minor plumbing repairs for common areas, Maintaining fencing, gates, and downspouts, Conducting minor painting, drywall, and structural repairs, and Assisting with minor HVAC maintenance, such as filter replacements
- Utilize and update work-order systems as established by management.
- Coordinate with Maintenance Lead to prioritize maintenance requests and communicate status updates.
- Adhere to all safety regulations, ensuring a secure environment for homeowners and staff.
- Respond promptly to emergency maintenance calls as needed.
- Assess maintenance requests to determine if they fall within the scope of your skillset; any requests requiring a specialist must not be completed by the technician. Instead, they will work with the Maintenance Lead to coordinate the appropriate support.
- Other duties as assigned.
PROPERTY, EQUIPEMENT, PURCHASING CAPABILITY PROVIDED
- Credit Card for purchase of supplies, equipment, tools, and materials. Receipts are to be submitted to the Maintenance Lead within 48 hours of purchase.
Education and Experience:
- Two year of experience as a maintenance technician.
Skills, Knowledge, and Abilities
- Strong organizational skills and attention to detail.
- Ability to work independently and manage multiple assignments efficiently.
- Professional demeanor and excellent communication skills.
- Ability to document work accurately and maintain proper records.
- Capability to make sound decisions and problem-solve in a timely manner.
- Physical ability to work outdoors in varying weather conditions.
Physical and Other Job Requirements:
- Valid driver’s license with reliable personal transportation.
- Position involves standing and movement throughout the day.
- Able to lift up to 75 pounds.
- Must be able to lift heavy load utilizing safe work methods.
- Must be able to interact with all types of individuals, be mentally alert, detail-oriented with good reasoning skills
- Must provide essential hand tools including but not limited to screwdrivers, hammers, wrenches, pliers, tap measurers, cordless drills, work gloves, safety glasses, Allen wrench sets, levels, ladder, etc.
Working Conditions:
- This position requires frequent travel between communities.
- Work will be performed outdoors and indoors in all weather conditions.
- Must be comfortable with physical labor, including lifting, bending, and operating maintenance equipment.
Work Hours & Compensation:
The General Maintenance Technician position is hourly and compensates employees only for actual hours worked. This role does not guarantee a set number of hours per week, and scheduled hours may vary based on workload, property needs, and service requests. While efforts will be made to provide consistent scheduling, work availability is subject to operational demands, and there may be periods of reduced hours. Overtime opportunities may be available but are not guaranteed.
