JOB SUMMARY
Our escrow officer performs advanced duties related to all facets of escrow processing. S/He is required to exercise extreme independent judgment and to possess the knowledge and experience necessary to efficiently handle any situation that may arise during the escrow process. This individual must have an established book of business or be able to establish a book of business within a reasonable amount of time to meet given performance standards.
KNOWLEDGE
- Understands escrow standards, meeting title requirements, real estate regulations and guidelines, and document preparation.
- Comprehends pay-off per diems, tax prorations, interest, and the like.
- Understands lender documents and recordings.
DUTIES & RESPONSIBILITIES
- Manages all escrow files of the escrow unit
- Processes escrows, including new subdivisions, re-sales, demand escrows, assignments, exchanges, loans, and other miscellaneous escrows
- Orders all documents needed to close each escrow in a timely manner (i.e., demands, loan documents, and insurance)
- Completes grant deeds, quitclaim deeds, notes, deeds of trust, requests for notice, subordination agreements, financing statements, and the like
- Works with the title department in resolving issues (e.g., legal descriptions, easements, lot splits, vesting, federal tax liens, abstracts of judgment, bankruptcies, boundary disputes, and encroachments)
- Delegates appropriate duties to the escrow assistant
- Follows company standards and practices when processing transactions, as well as applicable state laws and guidelines
- Supervises members of the escrow unit
- Coordinates the closing of an escrow between the principals of the escrow
- Returns all calls, voicemails, and emails in a timely manner
- Performs other duties as assigned by supervisor
- Adheres to company policies and guidelines
- Must be customer-focused and take initiative to maintain and grow a book of business.
QUALIFICATIONS
EXPERIENCE
- Minimum three (3) years of escrow experience required.
EDUCATION
- A high school diploma is required.
CERTIFICATIONS, LICENSES, INSURANCE
- Must be a Notary Republic or be bondable.
- A valid state driver's license and automobile insurance are required.
