Job Summary:
Supervises the teams that perform predictive and preventive maintenance and repair on facilities, systems and equipment. Assesses, predicts and prioritizes work according to proscribed standards for sustainable operations, and evaluates system operating characteristics to optimize utility consumption and effectiveness. Coordinates requests from hospital departments for maintenance and repair services. Coordinates the assignment of work orders and coordinates the purchase of materials, supplies, and equipment. Ensures compliance with all governing agencies’ rules, codes and regulations relating to facilities maintenance. Supervises and directs the activities of various levels of assigned personnel using both professional and supervisory discretion and independent judgment.
Job Requirements:
Education and Work Experience:
- Bachelor’s Degree or equivalent combination of education/related experience: Required
- Master's Degree: Preferred
- Five years' technical experience: Preferred
Licenses/Certifications:
- Valid Driver’s License (DL) and must be at least 21 yrs of age or older: Required
Facility Specific License/Certifications:
- Hospital Fire and Life Safety (HLFS): Required
Essential Functions:
- Supervises the plant maintenance programs. Assists in the preparation of reports, analyzes data, and makes recommendations for improving plant operations and solving maintenance-related problems.
- Coordinates work orders, establishes work request priorities and assures that completed work is in accordance with the customer’s request. Ensures records associated with maintenance testing are completed. Reviews completed and open work orders and preventative maintenance requests to ensure that the program is maintained current and up to date.
- Coordinates computerized maintenance management system (CMMS) for tracking work orders, spare parts, and maintenance history of plant equipment. Participates in the coordination of establishing purchasing procedures, maintenance scheduling, and setting of priorities. Performs routine inspections of equipment, facilities and tasks performed by engineers, maintenance, grounds and housekeepers to determine future needs, quality assurance and productivity.
- Operates within approved budgets. Maintains and repairs maintenance shop equipment. Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary. Investigates and responds to all complaints.
- Exercises independent judgment in supervising and responsibly directing assigned staff. Delegates and assigns work to personnel for effective utilization of their skills and to meet business needs. Recruits and orients new employees. Ensures all employees are sufficiently trained to carry out their duties. Creates an engaging workplace and encourages others to contribute creative and innovative approaches to achieve continuous improvement. Drives a performance culture through appraisals and other coaching. Disciplines personnel when deems appropriate.
