Accounts Payable / Lease Escalations - Westbury Real Estate Firm - $65k-$75k
We are seeking an Accounts Payable / Lease Escalations professional to support the financial operations of a sizable portfolio including shopping centers and office properties. The role involves managing a high volume of invoices per week using ACH and checks and will be instrumental in preparing periodic and annual billings for CAM, real estate tax escalations, and utility billing.
Primary Job Functions:
- Code and process invoices through accounting software, ensuring accuracy and timely approvals for payment.
- Manage annual CAM reconciliations, prorate and true-up escalations, and handle real estate tax adjustments as specified in lease agreements.
- Enter tenant sales reports for retail tenants required to report sales and apply adjustments as necessary.
- Process vendor payments and tenant chargebacks for repair and maintenance costs.
- Record and manage utility billing (water, sewer, etc.), ensuring accurate deductions and timely documentation in the accounting system.
- Coordinate closely with property managers to ensure proper invoice approvals and adherence to budget guidelines.
- Maintain organized records of all transactions, supporting documents, and reconciliations for audits and reporting.
- Review and resolve any discrepancies in billing or tenant chargebacks, working with tenants and vendors to ensure accuracy.
- Assist in month-end and year-end closing processes by preparing and verifying AP-related reports.
- Respond to vendor inquiries and tenant billing questions, providing timely and clear communication.
Required Skills:
- Experience with comprehensive real estate software and strong Excel skills.
- Solid understanding of commercial leases, common area maintenance (CAM), and annual prorated escalations, including real estate taxes and utilities.
- Ability to perform annual true-ups for CAM and other escalations accurately.
- Strong organizational skills to collaborate with seasoned property management professionals.
- Detail-oriented approach to manage tenant chargebacks and utility billing for multiple properties.
Compensation: $65,000 - $75,000 plus benefits
