Position Summary

The Senior Director of Leasing and Marketing is a strategic leader responsible for driving Aeon's marketing strategy, enhancing leasing performance, and leveraging data analytics to inform decision-making across the organization. This role blends brand leadership, leasing strategy, and organization-wide data insights to accelerate Aeon's mission of creating and preserving affordable housing.


Reporting to the EVP of Operations, the Senior Director of Leasing and Marketing develops and executes an integrated marketing strategy while ensuring Aeon's data systems and digital platforms are optimized for growth, engagement, and scalability. This role positions Aeon as a leader in affordable housing innovation by supporting leasing, resource development, resident engagement, and organizational reporting needs.

Essential functions include, but are not limited to:


Strategic Marketing Leadership

  • Develop and execute an integrated marketing strategy that drives brand awareness, supports leasing goals, enhances community engagement, and advances Aeon's mission.
  • Lead all marketing and brand initiatives across digital, social, and traditional channels, ensuring consistency in messaging, design, and storytelling.
  • Collaborate with the EVP of Operations and other senior leaders to align marketing strategies with Aeon's organizational goals and priorities.

Data-Driven Decision Making & Organizational Analytics

  • Oversee organizational analytics to support strategic decision-making across all departments, including marketing, property management, resource development, and grant reporting.
  • Partner with the Data Analytics & Systems Manager to develop dashboards and reporting tools that provide real-time insights into leasing performance, campaign effectiveness, and grant compliance.
  • Ensure data is accessible, actionable, and supports predictive analytics to optimize organizational outcomes, from leasing strategy to grant reporting and resource allocation.

Digital Marketing & Residential CRM Systems

  • Oversee Aeon's digital marketing ecosystem, including website management, residential Customer Relationship Management (CRM) systems, email marketing, and marketing automation tools.
  • Drive the adoption of new technology and digital tools to enhance marketing capabilities, improve campaign efficiency, and increase ROI.
  • Collaborate with the Data Analytics & Systems Manager to ensure residential CRM systems are integrated with property management tools and support seamless resident interactions.
  • Ensure digital platforms meet best practices in accessibility, user experience, and data security.

Multifamily Marketing & Leasing Support

  • Develop and implement property-level marketing campaigns to increase leasing velocity, improve occupancy, and reduce vacancy.
  • Collaborate with the Property Management and Administration teams to tailor marketing plans to specific property needs and leverage insights from resident behavior and leasing data.
  • Oversee creative development for property-level advertising, including video tours, photography, email marketing, and social media promotions.

Brand Strategy & Reputation Management

  • Shape Aeon's brand strategy, ensuring messaging, voice, and visual identity align with the organization's mission and future goals.
  • Partner with Resource Development to align communications and marketing materials with the organization's communication strategy and brand voice.
  • Serve as a brand ambassador, overseeing Aeon's reputation management and external communications, including crisis communication plans.

Team Leadership & Development

  • Serve as a key influencer and thought leader across departments, including Property Operations and Resource Development, to align marketing, leasing, and analytics strategies with organizational goals.
  • Provide mentorship and guidance to cross-functional teams, encouraging a data-informed approach to decision-making and fostering collaboration on projects that span multiple departments.
  • Champion a culture of innovation and continuous improvement, inspiring teams to adopt new tools, technologies, and strategies that advance Aeon's mission.

Media Relations & Content Development

  • Support media relations in collaboration with the CEO and EVP of Operations, ensuring consistent brand voice in press releases, public statements, and media interviews.
  • Oversee and directly contribute to the development of marketing content, including blogs, social media posts, newsletters, and video storytelling, reflecting Aeon's empowering and solution-oriented brand voice.

Interdepartmental Collaboration

  • Work closely with Property Operations, Resource Development, and the Executive Leadership Team to ensure alignment between marketing and business goals.
  • Collaborate with the Data Analytics & Systems Manager to streamline the integration of data and insights into decision-making processes across departments.
  • Ensure resident-facing tools, CRM systems, and technology platforms provide a seamless experience for residents, staff, and stakeholders.

Skills & Qualifications

  • 7 years of marketing leadership experience, with a strong background in digital marketing, technology, and multifamily housing (preferred).
  • Expertise in data analytics and performance measurement, with the ability to turn insights into actionable strategy. PowerBI experience is preferred.
  • Proficiency in digital marketing tools and platforms, including Google Analytics, CRM systems, social media platforms, and marketing automation tools.
  • Proven experience managing brand strategy and ensuring consistent messaging and visual identity.
  • Experience leading a high-performing team, with a track record of coaching and developing marketing professionals.
  • Innovative mindset and ability to drive change, especially in fast-paced, mission-driven environments.
  • Proficient with Microsoft Office and comfortable with different technological platforms (ie. Microsoft Project, SharePoint, PowerBI, Property Management Systems, WordPress, etc.).
  • Ability to understand business objectives, strategies and directions and ability to develop and implement action plans accordingly.
  • Effective at project management, implementation and follow through.
  • Ability to influence and collaborate internally and externally at all organizational levels.
  • Ability to individualize training and communication approaches to meet the needs and learning styles of a diverse staff.
  • Must have outstanding work ethic, be highly motivated, customer service-oriented and a self-starter.
  • Great interpersonal and problem-solving skills and can bridge technical and business stakeholders.
  • Ability to work on a variety of tasks simultaneously and consistently meet deadlines.
  • Must be a resourceful problem solver with an attention to detail and a seeker of excellence who values results, hard work, customer service, and loyalty to Aeon's mission.

  • Valid drivers' license, reliable vehicle and vehicle insurance required
  • Physical Requirements:
    • Ability to lift up to 10lbs.
    • Ability to reach above and below the shoulders.
    • Ability to sit and stand for extended periods of time.
    • Ability to tour properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.
    • Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
    • Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Compensation & Location Information

This position has a range of pay of $100,000-$130,000 per year, depending on experience and skillset. This is a hybrid position and will office out of Aeon's Central Office in the North Loop of Minneapolis with regular on-site visits to Aeon's properties throughout the Twin Cities. Most weeks this position will be in-person on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate to accommodate regular planned and unplanned on-site needs.
