HOW YOU'LL MAKE A DIFFERENCE IN THIS ROLE (ESSENTIAL FUNCTIONS)
The Maintenance Manager is responsible for the general maintenance and safety of the Agrace Facilities and the oversight of maintenance staff. The Maintenance Manager coordinates the scheduled completion of preventative maintenance, repairs and troubleshooting, "routine" tasks, work orders and special projects to achieve an environment of exceptional quality for patients, visitors, and staff.
Hire, train, engage and retain department staff.
Assign, direct and verify the work of direct reports.Assess staff performance and provide feedback, coaching, correction and development opportunities.Coordinate staff and schedules to provide coverage.Ensure that staff are trained on applicable regulatory requirements, safety standards, and in-house policies / procedures / protocols.MaintenanceManage 24 / 7 on-call coverage for the facility.
Actively participate to improve workplace safety, troubleshoot issues, reduce waste and improve efficiencies.As needed, perform maintenance tasks including preventative maintenance, repairs and troubleshooting, and demand work orders to help ensure regularly scheduled shifts are filled and work is completed in a timely manner.Accountable for maintenance standards and corresponding policies / procedures / protocols.Ensure customer satisfaction with the overall comfort, appearance, and safety of facilities.Ensure and verify internal and external customer satisfaction, seek feedback, and implement best practices for maintenance service excellence.Collaborate with other members of the facility operations team to maintain a safe and secure facility. Provide emergency responses when required.Troubleshoot complex issues in collaboration with vendors and manufacturers and implement solutions.Manage one-time and facility-wide improvements, construction, repairs, and retrofits.Maintain department metrics and measure goals set utilizing CMMS software.Develops, maintains and oversees the Preventative Maintenance process and schedule.Budget & Contracted ServicesDevelop and maintain vendor and contractor relationships.
Develop and manage the maintenance facility operations budget.Make recommendations for and implement capital improvements related to maintenance and building improvements.Make recommendations for cost containment and participate in the annual budgetary process.Develop and track KPI relating to facility operations that adhere to company goals.YOU BRING (EXPERIENCE & QUALIFICATIONS)
Associate's degree in related field or equivalent combination of education and work experienceFour or more years of experience in healthcare setting or more than one year experience work with Agrace-specific equipmentTwo years of experience managing employees and / or volunteersValid driver's license, auto insurance, and access to a reliable vehicleAbility to read and interpret blueprints, schematics, diagrams and mechanical drawingsKnowledge of building codes and regulatory agency code requirementsBasic or Intermediate knowledge of heating, ventilating, and air conditioning equipment, as well as light duty plumbing, basic electrical and general carpentryIntermediate to advanced Microsoft Office Suite skillsExperience using industry specific softwareExperience developing policy and procedureAbility to work effectively and cooperatively with othersAbility to communicate effectively verbally and in writingAbility to be flexible in time and task to meet organizational needsExperience in project management, strategic planning and execution, budgeting, and controlling costsAbility to engage staff in Agrace's strategic and annual operating plans and LEAN projects and to ensure strategies and improvements remain in practiceAbility to maintain confidentiality about patients, families, caregivers, staff, donors, and organizational intellectual property.Ability to use proper body mechanics and standard precautionsAbility to participate in the facility operations weekend rotation and on-call responsibilitiesDon't meet these qualifications as written?
