AKA Hotels Hotel Residences is hiring an Engineering Manager for AKA Central Park!
The Engineering Manager is responsible for planning, organizing, and monitoring staff workload to meet cleanliness and maintenance standards, developing and managing budgets, conducting inventory, and utilizing labor management tools. Lead the team through hiring, training, and performance management, maintaining a positive customer-centric approach.
Job Responsibilities:
- Maintain clear and effective communication with all departments to ensure smooth operations and a harmonious working environment. Build and maintain professional relationships with both team members and hotel guests.
- Perform daily inspections across all hotel areas, including residences, lobby, common areas, and back-of-house, to ensure facilities meet safety, cleanliness, and operational standards. Take corrective action as necessary to uphold brand standards.
- Respond to and resolve maintenance requests from residents and team members promptly. Address any concerns or special requests with urgency and care.
- Coordinate and schedule the maintenance team for after-hours and on-call rotations to ensure timely resolution of emergency service requests outside of normal operating hours.
- Oversee the proper maintenance and operation of all hotel equipment to ensure maximum efficiency. Address any equipment issues promptly by liaising with appropriate departments or external vendors for timely resolution.
- Ensure all routine and required inspections (monthly, quarterly, semi-annual, and annual) are completed on time. Maintain preventive maintenance schedules and checklists for all hotel facilities.
- Manage and approve vendor services, negotiate contracts, and maintain ongoing vendor relationships. Continuously research new vendors to ensure cost-effective, high-quality service.
- Collaborate with the Senior Director of Engineering on larger-scale capital projects, ensuring timely completion and adherence to budget.
- Conduct regular training for maintenance team members, ensuring compliance with safety standards and enhancing skills in repair, certifications, and other relevant areas. Promote external training opportunities when necessary.
- Actively manage team performance. Foster a positive team environment and continually assess staffing needs for team growth and success.
- Develop daily schedules based on occupancy, move-ins, move-outs, and ongoing projects. Create an on-call rotation to guarantee 24/7 property coverage for emergency situations.
- Assist in the development of the annual maintenance budget. Manage departmental expenses, including labor, service contracts, uniforms, and supplies, ensuring adherence to budget guidelines.
- Stay informed of city, state, and federal laws related to building engineering and maintenance, ensuring hotel operations comply with all applicable regulations.
- Monitor departmental financial performance, controlling labor and other costs to meet or exceed established goals.

Minimum Requirements:
- Professional certifications and licenses as required by city, state, or federal regulations.
- A minimum of two (2) years of maintenance management experience in a hotel or similar hospitality environment.
- Strong attention to detail with excellent written and verbal communication skills.
- Ability to work a flexible schedule, including nights, weekends, and holidays, and to be available on-call as needed.
- HVAC Certification, State Electrical Certification.
- Sprinkler License S12-S13.
- Boiler License and Refrigeration License – Q01.
- General maintenance skills including plumbing, electrical work, and carpentry.
- FLSD Certificate.
- Knowledge of boilers, pumps, valves, hydraulic systems, generators, and motorized systems.
- Familiarity with refrigeration and air conditioning systems (water-cooled and direct expansion), and hydronics.
- Ability to read and interpret blueprints, wiring diagrams, and technical manuals.
Physical Requirements:
- Ability to lift up to 40 lbs and move up to 100 lbs if required.
- Ability to stand and walk for extended periods during the workday.
- Physical stamina to bend, stretch, and move throughout the workday as needed.
