Position Overview: 

We are seeking a highly skilled and professional General Manager to oversee the daily operations of a prestigious luxury condominium building in the heart of Lower Manhattan. The General Manager will be responsible for managing all aspects of the building’s operations, ensuring the highest level of service, safety, and satisfaction for residents and visitors, while maintaining the property to the highest standards.


Key Responsibilities:

  • Operational Management:

    • Oversee all aspects of building operations,  maintenance, security, and housekeeping.
    • Ensure the building and common areas are clean, well-maintained, and fully operational.
    • Manage the building’s budget, including vendor contracts, expenses, and service agreements.
    • Implement effective systems for inventory control and purchasing of supplies.
  • Resident Relations:

    • Serve as the primary point of contact for residents, addressing any concerns, requests, or complaints in a prompt, professional manner.
    • Foster positive relationships with residents and ensure the highest level of customer service.
    • Develop and implement initiatives to enhance resident experience and satisfaction.
  • Staff Management:

    • Lead, train, and manage a team of staff members including maintenance technicians, concierge staff, security personnel, and housekeeping.
    • Conduct regular performance evaluations, set goals, and provide coaching and development for staff.
    • Schedule and oversee staff to ensure adequate coverage during all shifts.
  • Financial Oversight:

    • Work with AKAM finance team to prepare and manage annual operating budgets, ensuring cost control and financial efficiency.
    • Analyze financial reports and recommend improvements to optimize building operations.
    • Ensure invoices are processed, monitor accounts receivable, and ensure the timely payment of bills.
  • Safety & Compliance:

    • Ensure compliance with all city, state, and federal regulations, including safety, health, and environmental standards.
    • Manage building security, emergency protocols, and fire drills.
    • Conduct regular inspections to ensure the property meets safety standards.
  • Vendor & Contractor Coordination:

    • Oversee relationships with vendors and service providers for maintenance, repairs, and other services.
    • Solicit bids, review contracts, and ensure services are provided in a timely and cost-effective manner.
  • Communication & Reporting:

    • Prepare monthly and annual reports for the property owner or board, including financial updates and performance evaluations.
    • Organize and lead meetings with the building board or owner to discuss operations, budgets, and future plans.

Qualifications:

  • Education: Bachelor’s degree in Business Administration, Property Management, Hospitality, or a related field (preferred).
  • Experience: Minimum 5 years of experience in property management or operations, ideally in luxury residential buildings.
  • Skills:
    • Strong leadership and team management abilities.
    • Excellent communication, interpersonal, and problem-solving skills.
    • In-depth knowledge of building systems and maintenance operations.
    • Familiarity with budgeting, financial management, and vendor negotiations.
    • Strong organizational and time management skills.
    • Ability to handle emergency situations with calm professionalism.

Additional Requirements:

  • Availability for on-call emergencies during evenings and weekends.
  • Must be able to lift and carry up to 25 lbs as needed for building operations.
  • Proficiency in Microsoft Office Suite, property management software, and basic IT troubleshooting.
