Janitor/Maintenance

• Sweep, mop, vacuum, and sanitize common areas such as lobbies, hallways, stairwells, and elevators at both properties.
  
• Clean and restock restrooms to ensure cleanliness and functionality.
• Dust and sanitize surfaces, including furniture, fixtures, and high-touch areas.
• Empty trash receptacles and dispose of waste appropriately.

Outdoor Upkeep:

• Maintain the cleanliness of entryways, walkways, and outdoor seating areas at both properties.
• Remove debris, trash, and leaves from grounds, parking lots, and common outdoor spaces.

Basic Repairs & Reporting:

• Perform minor repairs, such as replacing light bulbs or tightening fixtures.
• Report larger maintenance issues (e.g., leaks, damages, or hazards) promptly to the property manager.

Coordination Across Properties:

• Adhere to a schedule that ensures all three properties are attended to regularly.
• Maintain clear communication with property managers to address needs or concerns for each location.

Safety & Compliance:

• Use cleaning products and equipment safely and store supplies securely.
• Keep emergency exits and pathways clear at all times.

Requirements:

• High school diploma or equivalent.
• Proven experience in janitorial or custodial roles; experience managing multiple sites is a plus.
• Ability to travel reliably between properties as required.
• Strong attention to detail and excellent time management skills.
• Physical ability to lift up to 50 pounds and perform manual tasks.
• Professional and courteous demeanor when interacting with residents and staff.

Work Environment: This role involves working both indoors and outdoors in various weather conditions. The janitor must travel between properties as scheduled and manage responsibilities effectively at three locations.
