Public Housing Management - Intern (Anchorage, AK)
Position Summary: This is a temporary, Intern position designed to demonstrate a variety of assisted housing management and administration processes and methods to assist the incumbent in understanding assisted housing management programs and strengthening their career prospects. All activities assigned will be directly supervised by a management level AHFC staff member.

Definition
The incumbent of this position must have the ability to listen and communicate with a diverse group of individuals and must demonstrate excellent communication skills, both verbal and written. The incumbent must be able to demonstrate a willingness to determine priorities and manage multiple projects commensurate with housing authority standards. The incumbent must be able to work independently and will observe and assist as part of a team. This is a non-exempt, temporary position with a term of six months.
Examples of Duties
The incumbent of this position is responsible for assisting in the administration of rental assistance program(s) for low-income clientele. The incumbent may be working in one, or all, of the following programs: Public Housing, Housing Choice Voucher, or Section 8 New Multifamily Housing. This includes, but is not limited to, the following duties:
- Significant daily interaction with public housing residents to include rent collection, unit inspections, rent change calculations, and responding to general inquiries and questions concerning housing and housing assistance.
- Assist in ensuring key operational metrics in property management under AHFC and the Department of Housing and Urban Development assessment indicators are met. This includes the physical condition of the units, buildings and systems; financial condition of the property; management performance of the property; and resident satisfaction.
- Fundamental property management functions, to include walking the property to ensure property safety: assess curb appeal, hazardous conditions and other needs; inspect common areas, hallways, community rooms, and interior hallways and ensure that work orders are issued to address deficiencies; inspect vacant units, assign make-ready work, and track make-ready time.
- Assist in conducting annual reexaminations and interim adjustments to compute accurate and timely rent in compliance with the Admissions and Continued Occupancy Policy (ACOP) and the voucher program Administrative Plan. Assist with enforcing the lease fairly for all residents, including conducting orientations for new residents to familiarize them with lease requirements; and serving notices as required.
- Carry out the work of the property in a manner that complies with all applicable Federal State and local laws, regulations, and AHFC policies and procedures
- Coordinating with admissions staff to ensure prompt leasing of ready units including notifying admissions staff of any vacancies, ensuring the unit is made ready in compliance with the Alaska Landlord Tenant Act and AHFC policies, and processing new families for move in briefing, inspection, calculating rent, collecting security deposits and updating systems with required tenant and accounting information.
- Assist with maintaining the overall health of the property, and logging and monitoring the prioritization, assignment, close-out, and quality control of resident maintenance requests and ensuring 24-hour emergency maintenance service is available.
Minimum Qualifications
- High school diploma or GED plus current participation in a university-level Real Estate curriculum. Some office experience preferred.
- Basic computer experience, including electronic mail, word processing, and document preparation (Word and Excel preferred).
- Must have valid Alaska Driver’s license (or be able to obtain one within five (5) calendar days of beginning employment) and show proof of good driving record, when requested.
Substitution: Related business college courses or enrollment in a vocational Real Estate Program may be substituted for required experience on a year for year basis.
